Project Manager/Estimator Job Description
JOB SUMMARY
The Project Manager/Estimator's primary responsibility is to be Codaray Construction's representative from the bidding process through project completion, including the administrative and technical management of the project. The Project Manager/Estimator generates bidder interest, prepares estimates, and manages the bidding process for assigned projects, then carries awarded projects through construction. This position supervises all activities related to bidding, contract administration, change orders, submittals, procurement, and schedule. The Project Manager/Estimator interfaces with owners, architects, engineers, suppliers, and subcontractors to resolve constructability and/or value engineering matters during bidding, negotiation, and contract execution. The Project Manager/Estimator performs all essential functions and responsibilities in conjunction with the company's values and beliefs and in alignment with Codaray's policies so that the client's full satisfaction and Codaray's expected levels of safety, quality and profitability are obtained.

DUTIES/RESPONSIBILITIES
Estimating & Preconstruction Manages the bidding process for assigned projects. Pursues hard bid, design-build, and negotiated/invited work. Attends pre-bid meetings and site walkthroughs. Develops and executes bidding strategies. Reviews construction documents; communicates and coordinates work scopes during the bidding process. Generates interest and solicits bids from vendors and subcontractors. Develops and fosters ongoing partnerships with vendors. Evaluates and oversees bidding of projects. Oversees the organization and distribution of bid documents. Completes material and labor take-offs. Composes bid tabulations for analysis. Coordinates and communicates with owners and design team on progress. Reviews budgets and scopes with preconstruction team. Manages the development of a GMP or Lump Sum Contract. Carries awarded projects from estimating into project management, ensuring bid scopes and assumptions carry into buyout and the project budget. Project Management Must have a high level of field knowledge and experience. Buyout contract in accordance with corporate policy. Manages development of master project schedule. Manages schedule updates. Develops Look-Ahead Schedules. Manages development of site-specific Quality Control Program. Identifies critical issues and milestones. Assists in the establishment of objectives, procedures, and performance standards. Leads regular project planning meetings. Works closely with the project Superintendent. Ensures project is built in compliance with contract, on schedule, and within budget. Ensures that safety is properly incorporated into job planning and execution. Alerts to deviation from Codaray's quality standards. Ensures proper corrective action is initiated where needed. Effectively resolves problems in a manner that benefits the project, Codaray, and owner. Understands when to obtain approval and involve upper management. Assumes all functions and responsibilities of Assistant Project Manager, if one is not assigned to project. Financial & Contract Administration Manages project budget. Identifies potential additional cost issues and forecasts accordingly. Evaluates and negotiates subcontractor change requests. Prepares subcontractor and owner change orders. Prepares Monthly Owner Requisitions. Maintains continuous knowledge of jobsite expenditures/back charges. Analyzes financial ability of subcontractors to perform. Conducts weekly and monthly review (study) of job cost reports. Prepares project reports in accordance with corporate policy. Prepares and distributes monthly updates. Leadership Supervises as needed. Provides direction to the project staff by conducting regular staff meetings. Provides conflict resolution management. Promotes employee morale. Becomes accepted by peers and staff as project leader. Conducts staff performance evaluations. Recruits jobsite staff. Teaches, trains, and mentors team members; supports mentoring programs. Company Involvement Always represents Codaray in a professional manner. Represents Codaray in Project meetings, and Negotiation/Strategy meetings. Participates in Company-sponsored events, Task Team Committees, professional/industry/community organizations, and college and general recruiting activities. Participates in Company presentations, Project Public Relations and marketing events and presentations. Seeks positive Public Relations opportunities. Participates in continuing education and training programs, including seminars and conferences. Practices Codaray's core values. Meets internal and external deadlines in a timely manner. Assumes additional responsibilities and performs other related duties as assigned.
REQUIRED SKILLS/ABILITIES
Ability to apply innovative and effective management techniques to maximize employee performance Demonstrated leadership skills and an imaginative, innovative, and succinct approach to projects Thorough knowledge of building construction, materials, systems, market conditions, and trade practices Thorough understanding of industry practices, processes, standards, and their impact on project activities Advanced knowledge of various construction disciplines, safety regulations, scheduling, cost control, quality control, engineering drawings, estimating documents, and other construction documents Ability to read and understand engineering drawings, purchase orders, contracts, and cost coding systems; strong math skills Ability to work with minimum information and quickly develop an understanding of the owner/architect requirements Ability to multitask with excellent attention to detail Excellent verbal, written, communication, and interpersonal skills required Proficiency in Codaray's computer software and keyboarding necessary (MS Office, Procore, MS Project); experience with ProEst preferred
EDUCATION & EXPERIENCE
Bachelor's Degree in Building Construction/Engineering or equivalent combination of technical training and related experience required Minimum of five (5) years' experience in construction management and commercial construction estimating (hard bid, design-build, and negotiated)
PHYSICAL REQUIREMENTS
Requires light, varied physical effort; prolonged periods of sitting at a desk and working on a computer; standing, walking; 20 pound lifting capacity Driving to meetings and sites Visiting sites for pre-bids, evaluations, and project oversight (climbing stairs, ladders, etc.) 20/20 vision (with or without correction); climbing; talking; hearing (with or without aid); and typing/computer entry
DRIVER LICENSE REQUIRED
Current valid driver's license. Favorable driving record required for company vehicle or auto allowance
