For more information about our projects and company culture, please visit our website: www.buildboldnc.com BOLD Construction is seeking a talented and experienced Purchasing & Estimating Lead - Luxury Custom Homes to join our dynamic team. This is an exciting opportunity for a motivated and detail-oriented professional who is highly organized, proactive, and thrives in a collaborative environment. The ideal candidate brings strong communication skills, initiative, and a positive attitude. This role requires hands-on experience with both purchasing and estimating for boutique, custom luxury residential construction. The successful candidate must understand the full estimating, preconstruction, and purchasing lifecycle, from plan review, quantity takeoffs and scope development through estimating, competitive bidding, bid leveling, vendor selection, budgeting, purchase orders, and cost validation.
Location:
This role is based in Chapel Hill, NC. Only applicants residing within commuting distance will be considered. This is a full-time, on-site position with office hours from 8:00 AM to 5:00 PM, Monday through Friday.
Key Responsibilities include:
  • Develop and sustain strong relationships with trade partners to meet bidding and project delivery goals
  • Interpret architectural plans, specifications, selections, and project scopes to develop and validate detailed estimates, quantity takeoffs, scopes of work, material requirements, and trade partner requirements for custom luxury homes
  • Initiate and manage bid requests with trade partners utilizing BuilderTrend, level and analyze bids against project estimates and scopes, identify gaps or discrepancies, validate pricing and scope coverage , and create purchase orders for Leadership approval and release
  • Manage the full estimating-to-purchasing lifecycle for custom residential projects, including takeoffs, scope development, preliminary and detailed estimates, bid solicitation, bid leveling, budget validation, vendor/trade selection, purchasing, and ongoing cost reconciliation
  • Review estimates against architectural drawings, specifications, allowances, selections, and trade partner proposals to confirm completeness and identify scope gaps before commitments are made
  • Assemble and maintain invite-to-bid, bid awards, preferred and potential vendor documents
  • Resolve pricing discrepancies, product issues, and invoice or contract disputes with trade partners
  • Identify and recommend cost-saving initiatives and quality improvements
  • Maintain and analyze purchasing data (estimates, budgets, bids, contracts), validate estimated versus actual/projected costs, identify variances and scope gaps , and report findings to Leadership
  • Collaborate with internal departments to align purchasing actions with project schedules
  • Meet with trade partners to review current offerings, explore new products, and communicate updates to sales and construction teams.
Qualifications:
  • Minimum 3-4 years of hands-on purchasing and estimating experience in custom residential construction, specifically boutique, luxury, or high-end custom homebuilding. Candidates must demonstrate experience developing and validating estimates, performing takeoffs, soliciting and leveling trade bids, developing scopes, managing budgets, and carrying projects through the purchasing lifecycle.
  • Direct experience estimating custom new-build homes from architectural plans and specifications is required.
  • Bachelor's degree or equivalent relevant experience
  • Strong proficiency in Google Workspace (Gmail, Docs, Sheets, Calendar, Drive)
  • Ability to read and interpret blueprints and other construction documents
Strongly Preferred:
  • Prior experience using BuilderTrend project management software

$75,000.00 - $110,000.00 per year
