Estimator & Purchaser - Residential & Commercial Construction GMF Builders LLC | Oyster Bay, NY | Full-Time GMF Builders is a luxury residential and commercial general contracting firm serving Long Island's North Shore, specializing in new construction, gut renovations, large additions, and site work. We're looking for a detail-driven Estimator and Purchaser who prides themselves on accurate information — someone who understands the difference between simply performing a takeoff and accurately qualifying scope. Just as important as experience is attitude — we want someone eager to learn, coachable, and easy to work with.

Responsibilities:

Perform detailed quantity takeoffs and prepare accurate cost estimates across residential and commercial projects, including site work Qualify scope accurately — identifying inclusions, exclusions, and assumptions behind every number, not just running quantities Build and refine cost estimates using historical project data, past job costs, and pricing trends — not just current vendor quotes Source and purchase materials, negotiating pricing with vendors and suppliers Level subcontractor bids and maintain up-to-date pricing databases Conduct site visits as needed to verify conditions and measurements Meet with clients to review scope, walk through estimates, and answer questions directly Track material costs, lead times, and purchase orders through project completion Collaborate with project managers to ensure estimates align with field conditions, site logistics, and schedules Maintain accuracy on change orders and budget revisions throughout the project lifecycle

Requirements:

Minimum 2 years of estimating and/or purchasing experience (residential and/or commercial) Proficiency with PlanSwift and takeoff software Experience with Buildertrend or Procore Solid understanding of construction materials, methods, and site work Ability to distinguish a takeoff from proper scope qualification — can explain what's included, excluded, and assumed in an estimate Comfortable performing periodic site visits Strong interpersonal and communication skills — able to sit down with clients, present estimates clearly, and build trust in the numbers Excellent attention to detail and commitment to pricing accuracy Willingness to learn, strong work ethic, and a positive, team-oriented attitude

Preferred:

Experience in luxury/custom home construction Experience building estimates off historical cost data Site work / civil scope estimating experience
