About the Opportunity We are looking for a talented PreConstruction Full Charge Estimator - Assistant Manager to guide and bolster our expanding preconstruction department. Periodic visits to project sites required Your Impact In this capacity, you will oversee Assistant Estimators, nurture vital connections with clients, consultants, and vendors, and spearhead core aspects of our preconstruction and estimating workflows. You will be tasked with managing preconstruction efforts across all CSI divisions for diverse building projects, ranging from renovations to ground-up construction. This is a high-level position where you will directly impact our hiring, staff development, proposal tactics, and internal estimating methodologies. Core Responsibilities Oversee preconstruction activities across every CSI division and project type. Mentor and lead staff by managing hiring, training, scheduling, and performance reviews to ensure team success. Drive business development and marketing initiatives to foster new client partnerships and market expansion. Cultivate and sustain strong, long-term relationships with both new and existing clients. Organize and procure all necessary documentation to support high-quality proposals and presentations. Direct the preparation of various proposal types, including negotiated, hard bid, public, and private projects. Define the strategic approach for each individual proposal and client presentation. Manage subcontractor and vendor relations by prequalifying bidders and defining clear scopes of work. Execute competitive bidding and forecasting, including budgeting, contract negotiations, and award recommendations to ensure project profitability. Analyze project risks on a case-by-case basis to help the company make informed decisions. Lead the assembly of quantity takeoffs, quotations, and CSI division breakdowns to improve project accuracy. Utilize advanced estimating software, bid procurement services, and internal databases to streamline operations. Refine and implement new estimating practices to enhance overall departmental efficiency. Maintain comprehensive records for all types of proposals submitted. Facilitate the seamless transition of awarded projects to the Construction Department to ensure project continuity. Manage and update the internal cost database for all CSI divisions. Required Qualifications Deep understanding of the commercial construction industry. Willingness to travel for project site visits and client meetings. A 4-year degree in Engineering, Architecture, or Building Construction is preferred. Five to eight years of relevant experience in an estimating role for a commercial general contractor. Comprehensive mastery of CSI formatting and all associated building trades. Proven leadership, personnel management, and strategic planning capabilities. Highly organized, detail-oriented, and capable of meeting strict deadlines. Exceptional written and verbal communication skills to effectively represent the firm. Ability to successfully juggle multiple complex tasks at once. Proficiency in reading blueprints and utilizing modern construction estimating software. Strong aptitude for quotation, documentation presentation, and sales to help secure new business.
