(OCI) is seeking a results-driven Estimator with 5-10 years of commercial GC experience to develop conceptual through detailed estimates for renovations, tenant improvements, site/civil work, structural packages, and MEP-intensive scopes. The Estimator will lead quantity takeoffs, solicit and level subcontractor bids, build complete estimates by CSI division, and support preconstruction through award and turnover. Key Responsibilities Prepare conceptual, schematic, DD, CD, and GMP estimates; develop alternates and value-engineering options. Perform detailed quantity takeoffs (architectural, structural, civil, and MEP) from plans and specs; identify scope gaps. Solicit, scope, and level subcontractor and supplier proposals; ensure adequate coverage across trades. Build estimate summaries and SOVs; present estimate assumptions, inclusions/exclusions, clarifications, and risk items. Maintain and improve cost databases, unit prices, assemblies, and historical benchmarks. Lead pre-bid RFIs, addenda review, and constructability/means-and-methods input. Partner with PMs for smooth turnover, buy-out strategy, and budget tracking. Contribute to schedule-based estimating and logic. Support owner and design team meetings; communicate clearly and professionally with all stakeholders. Qualifications 5-10 years estimating experience with a commercial GC or equivalent. Demonstrated proficiency across CSI Divisions 02-33, including coordination of MEP scopes. Strong command of quantity takeoff and scope leveling; proven bid-day organization.
