We are seeking a detail-oriented Estimator to join our commercial construction team.
The Estimator will prepare accurate, competitive cost estimates for commercial and ground-up construction projects, support preconstruction activities, and collaborate with project managers, subcontractors, and owners to develop budgets and bid proposals. The ideal candidate has strong estimating experience in commercial construction and a working knowledge of healthcare projects such as surgery centers and medical office buildings. Key Responsibilities Prepare comprehensive quantity takeoffs and detailed cost estimates for commercial and ground-up construction projects.
Analyze drawings, specifications, and scope documents to develop accurate labor, material, equipment, and subcontractor pricing.
Solicit, evaluate, and negotiate subcontractor and vendor bids; maintain a qualified vendor/subcontractor list.
Develop and maintain cost databases, unit pricing, and historical cost records to support estimating accuracy.
Collaborate with project managers, designers, and owners during preconstruction to refine scopes, schedules, and value engineering options.
Prepare bid packages, proposals, and clarification documents; present estimates and pricing rationale to leadership and clients.
Identify and quantify risks and contingencies; recommend mitigation strategies and alternative constructability approaches.
Support change order pricing and post-bid estimate reconciliation as projects progress into construction.
Use estimating and project management software (e.g., On-Screen Takeoff, Bluebeam, Excel, Procore) to produce professional deliverables and maintain version control.
Stay current on market pricing, labor rates, material availability, and construction trends, especially in healthcare and medical facilities where applicable. Qualifications Minimum 5+ years of estimating experience in commercial construction; demonstrable experience with ground-up projects preferred.
Proven proficiency in construction estimating tools and Microsoft Excel; experience with Bluebeam, On-Screen Takeoff, and Procore is a plus.
Strong ability to read and interpret construction drawings, specifications, and contract documents.
Excellent analytical, mathematical, and attention-to-detail skills with a focus on producing accurate, auditable estimates.
Effective verbal and written communication skills; ability to present estimates and negotiate with subcontractors and clients.
Organized, self-motivated, and able to manage multiple bid opportunities under tight deadlines.
Familiarity with cost modeling, value engineering, and risk assessment techniques.
Experience or exposure to healthcare construction (surgery centers, medical office buildings) and related regulatory/clinical requirements is highly desirable.
Bachelors degree in Construction Management, Engineering, Estimating, or related field preferred; or equivalent combination of education and experience.
