Our customers will always come first. Processes and feedback can always be altered, but make sure the customer is taken care of! Core Responsibilities & Functional Scope1.
Estimating, Bidding & Business Development Public Commercial Bidding:
Identify, analyze, build, and submit precise, competitive quotes sourced from commercial public bid platforms and plan rooms.
Contractor Relationship Bidding:
Proactively cultivate and expand long-term relationships with general contractors, developers, and commercial partners to generate proprietary bid opportunities.
Residential New Construction:
Formulate accurate proposals for residential new construction leads provided by the company, as well as leads developed independently through contractor networks.
Account Tracking & Administration:
Systematically build and track all general bids under the standard "Generic Commercial / New Construction Bid Account" unless a dedicated client account exists, ensuring clear audit trails and pipeline transparency. 2.
End-to-End Project Lifecycle Management Pre-Construction & Planning:
Transition awarded bids into structured execution plans, confirming material availability, labor requirements, scheduling, and project scope.
Field Execution & Oversight:
Monitor project progression across all active sites to ensure alignment with original specs, quality standards, and timelines.
Financial Administration:
Oversee job cost tracking, timely billing milestones, and prompt identification, pricing, and submission of change orders.
Retention & Relationship Care:
Maintain ongoing engagement with contractors and clients throughout the build to ensure seamless delivery, zero lost contracts, and maximum repeat business. 3. Quality & Risk Mitigation Execution ability
Assessment:
Verify that every sale is priced accurately, financially viable, and backed by a realistic operational delivery plan prior to contract finalization.
Protective Advocacy:
Act as a vigilant safeguard for company standards and customer quality—holding vendors, subs, and internal teams strictly accountable even when difficult conversations are required.
Professional Experience Construction Estimating:
3-5+ years of hands-on experience producing detailed estimates and quotes for commercial construction and/or residential new construction projects.
Full Lifecycle Project Management:
Proven track record managing construction projects from initial take-offs and plan reviews through execution, change orders, billing, and project closeout.
Public Bidding & Contractor Networks:
Demonstrated experience navigating public bid portals, plan rooms, and building rapport with general contractors and subs.
Financial & Contract Literacy:
Strong competency in blue-print reading, scope review, job costing, change order administration, and progress billing.
Core Capabilities & Mindset Structured & Detail-Oriented:
Exceptional organizational ability; meticulous with plan specifications, scope definitions, numerical accuracy, and job costing. High Drive & Initiative ("Hungry"): Self-motivated operator who proactively pursues new contractor relationships and bid opportunities without needing external push.
Tough-Minded Accountability:
Firm commitment to protecting company margins and customer quality, with the willingness to address tough issues directly and maintain standards under pressure.
