Our clients expect precision, and so do we. That starts with numbers we can stand behind. The Role We're looking for an experienced Estimator who does more than takeoffs. You'll build detailed, accurate estimates from plans and specs and turn them into working budgets. Then you'll manage those budgets through construction: issuing purchase orders, updating costs as they come in, and building a strong network of vendors and subcontractors. When the budget and the actual costs start to drift, you'll be the first to catch it. What You'll Do Prepare complete estimates for custom homes from architectural plans, engineering, and specifications. Do quantity takeoffs and price labor, materials, and subcontracted scopes. Request, compare, and level subcontractor and vendor bids so pricing is apples to apples. Turn approved estimates into project budgets organized by cost code, ready for job costing. Create and issue purchase orders to vendors and subcontractors that match the approved budget and scope. Update project budgets continuously as costs come in. Track committed and actual costs against the budget and report variances to leadership and project managers. Price change orders and client selections quickly and accurately, and update the budget and POs to match. Find, vet, and bring on new vendors and subcontractors to expand our bid pool, improve pricing, and keep quality high. Maintain and improve our cost database, unit pricing, and estimating templates using real job-cost history. Work closely with project managers, accounting, and ownership to keep projects profitable and clients informed. Help with preconstruction meetings and value engineering, giving clients options without sacrificing quality. What You Bring Estimating, accounting, or finance background A strong understanding or desire to learn residential building systems, construction methods, and finish levels at the luxury tier. Advanced Excel skills, plus experience with takeoff software (such as Bluebeam or PlanSwift). Strong attention to detail and the confidence to explain the numbers to owners, PMs, and clients. Nice to Have Background as a project manager, superintendent, or in the trades. Experience building budgets and draw schedules for construction lenders. Familiarity with high-end finishes, custom millwork, and specialty systems (home automation, pools, outdoor living).
