Job Overview To be successful in this role, the ideal candidate will demonstrate strong estimating experience, attention to detail, organization, and the ability to effectively communicate with clients, franchisees, subcontractors, vendors, and internal team members. Key Responsibilities & Qualifications Conduct all business interactions with honesty, professionalism, integrity, and accountability when working with clients, franchisees, subcontractors, vendors, and internal team members. Read, interpret, and understand construction drawings, specifications, and project documents . Interpret drawing notes and incorporate applicable requirements into trade scopes and estimates . Demonstrate a strong understanding of construction sequencing for both interior build-outs and ground-up projects. Maintain strong interpersonal and communication skills across multiple platforms, including in-person, telephone, email, and virtual communication . Utilize Bluebeam proficiently to perform quantity takeoffs, measure plans, review drawings, and establish detailed scopes of work. Effectively manage multiple projects in a fast-paced environment , including projects with a typical 2-3 week turnaround from invitation to bid through proposal submission . Obtain, evaluate, and analyze material and subcontractor pricing to develop accurate and competitive estimates. Calculate and evaluate square-foot pricing, unit pricing, allowances, and turnkey subcontractor pricing . Demonstrate a working knowledge of CSI MasterFormat codes and construction divisions . Review and verify subcontractor proposals to ensure scope completeness, accuracy, exclusions, qualifications, and alignment with project requirements . Participate in preconstruction and site visits as needed and be willing to travel when required. Conduct thorough assessments of existing site conditions , identifying potential construction challenges, discrepancies, and scope requirements. Maintain a high level of organization and discipline in managing, saving, and retrieving electronic and hard-copy project information. Effectively delegate tasks, coordinate with team members, and follow up to ensure deadlines and deliverables are met. Demonstrate proficiency in Microsoft Office Suite , including Excel, Word, Outlook, and related applications. Possess familiarity with Quick Service Restaurant (QSR) construction , including ground-up projects, bidding requirements, construction schedules, and typical project timelines. Assist in identifying potential scope gaps, omissions, conflicts, and cost risks prior to proposal submission. Maintain accurate estimating documentation and ensure all bids are complete, competitive, and submitted within established deadlines . Experience Proven experience in heavy commercial construction estimating with a strong understanding of the entire estimation process. Proficiency in estimating software such as HeavyBid, Bluebeam, Xactimate or similar tools is essential. Extensive knowledge of construction management software platforms used for project tracking and cost analysis. Strong ability to read and interpret complex construction drawings, blueprints, and technical specifications. Demonstrated expertise in managing projects as a construction estimator from initial bid through project completion. Excellent negotiation skills with subcontractors, suppliers, and clients to achieve optimal pricing outcomes. Familiarity with contract review processes within the construction industry. Solid understanding of cost management practices including material cost estimating, budgeting, pricing strategies, and cost control measures. Construction site experience is highly valued for better project insight and accurate estimations. Effective communication skills for client interaction and team collaboration across multiple stakeholders.
