Build More Than a Budget - Help Bring Exceptional Homes to Life We're seeking an experienced Estimator / Project Manager to play a key role in the preconstruction and successful delivery of high-end custom residential projects . This position is ideal for someone who understands that luxury construction requires more than accurate numbers-it requires strong relationships, sound judgment, attention to detail, and a commitment to protecting both the client experience and project profitability. You'll work closely with Superintendents, subcontractors, vendors, clients, and leadership to manage projects from estimating and bidding through completion, ensuring every project is accurately priced, well organized, on schedule, and aligned with the builder's quality standards.
What You'll Own:
Estimating & Preconstruction:
Review plans, perform takeoffs, develop detailed estimates, solicit and level competitive subcontractor bids, and identify scope gaps and cost-saving opportunities.
Project & Cost Management:
Monitor budgets, purchase orders, invoices, change orders, schedules, and project profitability across multiple active projects.
Subcontractor Management:
Source, qualify, negotiate with, and maintain strong relationships with trade partners while ensuring scopes, pricing, schedules, and documentation are accurate.
Project Coordination:
Partner closely with the Superintendent and project team to keep projects moving efficiently and proactively address budget, scheduling, and scope concerns.
Quality & Accountability:
Conduct periodic site visits, monitor workmanship and compliance, and help ensure projects meet the company's high standards from start to finish.
What We're Looking For:
3-7 years of construction estimating, project management, preconstruction, purchasing, or related experience Luxury/high-end custom residential construction experience required Strong understanding of plans, specifications, takeoffs, bid leveling, scopes of work, and job costing Proven experience with budgets, purchase orders, invoices, change orders, and profitability Strong subcontractor negotiation and vendor-management skills Excellent organizational, communication, and problem-solving abilities Advanced proficiency with Microsoft Office/Excel ; construction estimating or project-management software experience preferred Strong business and financial acumen with the ability to understand how decisions impact project margins Comfortable working 100% onsite in North Frisco with regular travel to active job sites
