We're looking for someone who can independently take a project from bid invitation through takeoff, pricing, proposal, scope review, and turnover to operations. The right candidate is detail-oriented, communicates well with general contractors and suppliers, and understands how to build accurate, profitable estimates. Responsibilities Include Review construction plans, specifications, and addenda to identify all fencing and gate scope. Complete detailed takeoffs for chain link, ornamental fencing, gates, operators, bollards, and related scopes. Prepare material, labor, equipment, and subcontractor estimates. Obtain and evaluate supplier and subcontractor quotes. Identify scope gaps, conflicting details, alternates, exclusions, and project-specific costs. Prepare and submit complete proposals to general contractors. Manage bid invitations, deadlines, and follow-up through BuildingConnected and similar platforms. Participate in scope reviews, pricing revisions, and value engineering discussions. Provide operations with complete turnover packages, including budgets, quantities, supplier quotes, exclusions, and schedule assumptions. Maintain current pricing records and labor production information. Qualifications Commercial construction estimating experience required; commercial fencing experience strongly preferred. Strong ability to read construction drawings and specifications. Proficiency with Bluebeam or comparable takeoff software and Microsoft Excel. Experience communicating directly with general contractors and suppliers. Understanding of commercial bid requirements, including bonding, prevailing wage requirements when applicable, phasing, and mobilization costs. Ability to manage multiple bids, meet deadlines, and work independently. Strong attention to detail and ownership of estimate accuracy. Compensation and Opportunity Base salary of $75,000
