We're looking for an experienced Project Estimator who can take ownership of the full bidding process across commercial and residential projects — from reviewing plans and performing quantity takeoffs to assembling competitive bid packages and supporting project handoff to operations. You'll work closely with project managers, field teams, subcontractors, and suppliers to ensure every estimate is thorough, competitive, and built on real market data. If you're detail-oriented, deadline-driven, understand what it takes to price a project from foundation to finish, this is the role for you. Job Duties Review & Interpret Documents

• Analyze construction drawings, specifications, bid requirements, and scope documents for completeness and accuracy across all projects. Perform Quantity Takeoffs
• Conduct detailed material and labor takeoffs. Develop Complete Estimates
• Prepare cost estimates including labor, materials, subcontractor scopes, permits, and overhead. Solicit & Level Pricing
• Reach out to suppliers and subcontractors for pricing; evaluate, compare, and level proposals. Coordinate Multi-Trade Scopes
• Review and align estimates across trades including concrete, steel, drywall, paint, flooring, roofing, siding, ensuring seamless integration between trades. Identify Scope Gaps & Risks
• Review estimates for missing scopes, design conflicts, constructability concerns, and schedule impacts. Flag risks early and propose solutions. Prepare Bid Packages
• Assemble clear, complete, and timely bid submissions including qualifications, clarifications, assumptions, and exclusions. Attend Site Visits & Pre-Bid Meetings
• Conduct job site walks to assess site conditions, access constraints, and existing conditions that affect pricing. Maintain Cost Data
• Build and maintain historical cost databases, vendor lists, and estimating records to improve future bid accuracy. Ensure Code & Permit Compliance
• Incorporate knowledge of local building codes and permitting requirements into estimates, ensuring all scopes are priced in alignment with jurisdictional standards. Project Handoff
• Lead estimate turnover meetings with operations teams, clearly communicating the basis of the estimate, key assumptions, and risk items. Field Work
• Work side-by-side with project managers and field teams onsite as business needs require. Client & Architect Relationship Building
• Cultivate and maintain strong working relationships with project owners, developers, architects, and engineers to position the company for negotiated work, design-build partnerships, and repeat bid opportunities. Lead Sourcing & Opportunity Tracking
• Proactively monitor public/private bid boards, industry leads, and developer pipelines to identify and qualify new bidding opportunities aligned with company targets. Post-Bid Follow-Up & Feedback Loops
• Conduct systematic post-bid follow-ups with prospective clients to gather competitive intelligence, build rapport, and capture actionable feedback to improve win rates.

Other Duties as Assigned What We're Looking For Required Qualifications 5+ years of estimating experience in commercial and/or residential construction Strong ability to read and interpret architectural and structural drawings and specifications Proven experience performing quantity takeoffs and preparing full project estimates Experience in construction field work and willing to work alongside team members at jobsites Solid understanding of construction methods — including foundations, concrete, steel framing, wood framing, roofing, siding, drywall, paint, flooring, finish work, etc.

Familiarity with material-specific scopes:

lumber, drywall, roofing materials, windows, doors, trim, cabinetry, flooring, finish hardware, etc. Knowledge of building codes, permitting processes, and jurisdictional requirements for both residential and commercial projects Experience coordinating multi-trade scopes (concrete, steel, drywall, paint, flooring, roofing, siding, etc.) to ensure complete and conflict-free estimates Proficiency with estimating software Excellent organizational skills with the ability to manage multiple bids and tight deadlines simultaneously Strong written and verbal communication skills for working with owners, architects, subcontractors, and internal teams Valid driver's license and ability to travel to job sites and pre-bid meetings Preferred Qualifications Experience with design-build, lump sum, and negotiated bid delivery methods Prior field experience in carpentry, framing, or general construction Established relationships with local subcontractors and material suppliers Degree in Construction Management, Civil Engineering, or related field (preferred, not required) Experience conceptual estimating and budget development during pre-construction phases Work Environment This position is primarily office-based with regular visits to active construction sites and pre-bid meetings. Site visits may involve exposure to uneven terrain, dust, noise, weather conditions, and active construction activity. PPE is required on all job sites.
