Position Description The Senior Estimator is a senior member of the Preconstruction Department, reporting directly to the VP of Preconstruction, and is trusted to independently own accurate, complete, and timely budgets and cost estimates on the company's largest and most complex projects—from early conceptual pricing and feasibility through detailed estimating, value engineering, and GMP development. Operating with a high degree of autonomy and minimal oversight, this role leads collaboration with internal teams, design partners, and subcontractors to validate scope, assess constructability and schedule impacts, analyze market conditions, maintain estimate integrity, clarify assumptions, and identify risks and opportunities early. The Senior Estimator also drives bid coverage and subcontractor relationships, informs procurement planning, mentors junior estimating staff, and ensures a smooth project handoff from preconstruction into execution. Success in this role requires deep technical estimating expertise, sound independent judgment, exceptional accuracy, clear communication, and a proactive approach to problem-solving, while living Overland's values of integrity, accountability, grit, teamwork, and continuous improvement. Responsibilities Independently own and deliver accurate, detailed conceptual, GMP, and hard bid estimates across all phases of design and preconstruction, including the company's largest and most complex projects. Analyze construction documents, perform and review quantity takeoffs, and develop complete cost breakdowns by trade and system with a consistently high standard of accuracy. Lead the subcontractor bidding process end to end, including issuing bid invitations, managing RFI responses, and collecting, leveling, and evaluating bids. Review, qualify, and negotiate subcontractor proposals to ensure full scope alignment and best value for the project. Make final subcontractor selection recommendations and prepare the Schedule of Values and scope narratives for project handoff. Serve as the preconstruction lead with project management, design teams, and ownership to drive cost alignment, design feasibility, and early risk mitigation. Own and continuously improve historical cost data, benchmarking, and estimating tools to sharpen pricing accuracy across the department. Prepare and deliver a complete bid handoff package to Operations, including bid tabulations, subcontractor selections, schedule of values, and filled-out subcontract templates. Lead value engineering efforts and alternate pricing strategies throughout design and bidding. Grow and manage a qualified pool of subcontractors and suppliers, including prequalification, relationship management, and coverage tracking across trades. Mentor and develop junior estimators, reviewing their work for accuracy and completeness and raising the estimating standard across the team. Lead estimate reviews with executive leadership, presenting costs, assumptions, risks, and opportunities with clarity and confidence. Qualifications Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred. 7+ years of experience in construction estimating with a general contractor or design-build firm, with a proven track record of leading estimates from concept through GMP. Proficient in reading and interpreting architectural and engineering drawings and specifications. Deep knowledge of construction means, methods, materials, market conditions, and industry pricing across multiple asset classes (multifamily, hospitality, retail, or self-storage a plus). Expert-level experience preparing conceptual, detailed, and GMP estimates across all project phases and delivery methods (hard bid, negotiated, design-build). Demonstrated ability to operate independently with minimal oversight while consistently producing accurate, error-free estimates. Proficiency with estimating software (e.g., Sage Estimating, PlanSwift, Bluebeam, or equivalent). Highly organized and self-directed, with the ability to independently manage multiple bids and deadlines simultaneously with minimal oversight. Exceptional analytical and quantitative skills, with a track record of accuracy and minimal rework or estimating errors. Excellent communication skills, with the ability to coordinate across departments and external partners. Ability to work collaboratively within a preconstruction team and interface with development, design, and operations. Extensive experience managing subcontractor outreach, bid coverage, and scope leveling and comparison. Experience mentoring or directing the work of junior estimators preferred.
