Prepare detailed cost estimates using estimating software such as HeavyBid and other construction management tools, ensuring accuracy and competitiveness. Develop comprehensive project budgets, monitor expenses, and implement cost control measures throughout the project lifecycle. Collaborate with clients, subcontractors, suppliers, and internal teams through effective negotiation to secure favorable pricing and contract terms. Manage multiple projects simultaneously by coordinating scheduling, tracking progress, and ensuring adherence to deadlines and budgets. Conduct site visits to assess project conditions, review blueprints on-site, and verify that work aligns with technical drawings and specifications. Utilize Bluebeam for digital markup of plans, document management, and communication with team members. Prepare detailed spreadsheets for estimating material quantities, costs, and project schedules while maintaining clear documentation for transparency. Review construction contracts thoroughly to understand scope of work, risk factors, and contractual obligations. Communicate regularly with clients regarding project status updates, changes in scope or costs, and addressing any concerns promptly. Requirements Proven experience managing construction projects as an estimator or project manager within the commercial construction industry. Strong proficiency in estimating software such as HeavyBid or equivalent tools; experience with Xactimate is a plus. Excellent blueprint reading skills coupled with the ability to interpret technical drawings accurately. Demonstrated expertise in cost management, material cost estimating, pricing strategies, and budget estimation for large-scale projects. Skilled in negotiating contracts with clients, suppliers, and subcontractors to achieve optimal outcomes. Familiarity with construction management software platforms alongside Microsoft Office Suite (Excel, Word) for documentation and reporting purposes. Solid understanding of construction site operations including safety protocols, scheduling, and on-site coordination. Ability to read blueprints thoroughly and extract relevant information for accurate estimation of materials and labor needs. Strong communication skills for effective client interaction and team collaboration across multiple stakeholders. Construction industry experience with a focus on commercial projects; familiarity with contracts and project management methodologies is essential.
