Job DescriptionPosition Summary The Residences at Thomas Circle is seeking an experienced Apartment Turnover Technician / Painter to join our Facilities team. This position is primarily responsible for preparing apartments for new residents, including interior painting, drywall repair and finishing, patching, caulking, cosmetic repairs, and general apartment turnover work. The ideal candidate has professional painting and drywall experience, works efficiently with minimal supervision, takes pride in quality workmanship, and can help ensure apartments are completed on schedule and ready for occupancy. Essential Responsibilities
  • Paint apartment interiors, common areas, offices, and other building spaces.
  • Prepare walls, ceilings, trim, doors, and other surfaces for painting.
  • Patch and repair drywall, including holes, cracks, dents, and damaged areas.
  • Tape, mud, sand, finish, and prepare drywall repairs for paint.
  • Perform caulking, minor trim repairs, and other cosmetic finishing work.
  • Complete paint touch-ups and punch-list items.
  • Prepare vacant apartments for new resident move-ins.
  • Assist with apartment turnovers, including minor repairs, fixture replacement, hardware installation, and other general turnover tasks.
  • Protect floors, furniture, fixtures, and occupied areas while performing work.
  • Maintain tools, painting equipment, materials, and work areas in a clean and organized condition.
  • Complete assigned work orders and turnover tasks accurately and efficiently.
  • Communicate professionally with residents, coworkers, supervisors, and contractors.
  • Follow OSHA guidelines and company safety procedures.
  • Perform other duties as assigned. QualificationsRequired
  • Professional interior painting experience.
  • Experience with drywall patching, repair, sanding, and finishing.
  • Knowledge of proper surface preparation and painting techniques.
  • Ability to complete apartment turnover work independently and efficiently.
  • Strong attention to detail and quality workmanship.
  • Reliable attendance and ability to work a full-time schedule.
  • Must be able to communicate effectively in English.
  • Must be legally authorized to work in the United States.
  • Ability to perform physical work, lift materials and equipment, and safely use ladders. Preferred
  • Previous apartment turnover or multifamily residential experience.
  • Senior Living, Assisted Living, Healthcare, Hotel, or Hospitality experience.
  • Experience with minor carpentry, fixture replacement, hardware installation, and general maintenance repairs.
