We are in search of a Painter Technician who provides a customer-centric approach to an assigned property with a focus on the practical and aesthetic benefits of painting for interior and exterior of structures, buildings, interior corridors and other structures. Under the direction of the General Manager/Maintenance Supervisor, the Painter Technician will maintain a schedule for completing general painting upkeep and aesthetic of the assigned property. Make on-site preparations such as building scaffolding, covering fixtures/furniture, taping off walls, covering sprinkler heads etc. Prepare walls and other surfaces for painting by scraping, using sandpaper, removing old paint etc. Fill cracks and holes with appropriate material. Paint surfaces according to instructions with various tools. Flexibility to be inside or outside depending on immediate needs of the property. Preps and paints immediate move-in's, resident units with early move-outs, and assists during turnover needs. Paint corridors, hallways, trash rooms, common area spaces, study rooms, amenity spaces, parking garages, exterior fixtures, ceilings etc. Cleans up work spaces before departure each day. Performs preventive maintenance on tools and equipment and ensure that equipment is in safe operating conditions. Operates tools and equipment according to established safety procedures. Stores, handles and disposes of paint, stain, varnish, and other chemicals according to established procedures. The responsibilities listed above are not all inclusive. Qualifications Proven experience as a painter Excellent knowledge of painting material and how to select, mix and apply them Advanced knowledge of commercial and/or construction painting techniques Aptitude in using appropriate tools (brushes, caulking guns etc.) for various heights and spaces Demonstrated proficiency in basic math Manual dexterity and excellent balance for successful execution of work on scaffolding, ladders etc. The ability to climb stairs or levels Follows directions well and asks questions to clarify as needed High school diploma; successful completion of an apprenticeship
