Job Description

We are seeking a reliable, experienced residential plumber to become the primary plumbing contact for several residential properties in Wilmington, Delaware, including apartment buildings in and around the 1200 block of Delaware Avenue. General building maintenance is handled separately by a building superintendent. This is not a general maintenance position. This opportunity is best suited to a plumber who can take ownership of a problem from diagnosis through completion, work professionally in occupied apartments, communicate clearly, and become familiar with the plumbing systems of older residential buildings.
RESPONSIBILITIES
Diagnose and repair leaks, clogs, backups, pipe failures, water-pressure problems, and other plumbing issues. Repair or replace toilets, faucets, sinks, showers, valves, supply lines, drains, waste piping, and related fixtures and components. Investigate concealed or recurring leaks and recommend appropriate corrective work. Handle larger work such as pipe replacement, drain work, fixture replacement, and system repairs. Respond to urgent or emergency plumbing conditions when available and when agreed upon. Coordinate scheduling and unit access with the owner or designated property contact. Work carefully and professionally in occupied units and older buildings. Obtain approval before materially expanding the scope of a job or incurring significant additional labor or material costs. Complete work properly, test the affected system before leaving, and keep the work area clean. Provide clear service notes or invoices identifying the property and unit, diagnosis, work completed, materials used, and recommended follow-up. Perform work in compliance with applicable licensing, permit, and code requirements.
QUALIFICATIONS
Strong residential plumbing experience; multi-unit and older-building experience is preferred. Ability to diagnose and complete jobs independently from start to finish. Reliable transportation and appropriate tools. Responsive, professional communication and dependable follow-through. Ability to provide professional references. Applicants should identify their current Delaware plumbing license or the licensed master plumber under whose authority applicable work will be performed. Independent contractors should be prepared to provide a W-9 and proof of appropriate insurance if requested.
WORKING ARRANGEMENT AND COMPENSATION
The precise arrangement may be structured as ongoing contract work, scheduled service, on-call work, or another mutually appropriate relationship. Compensation will depend on experience, scope, availability, and the agreed billing structure.
