SCOPE OF WORK
Tear off and dispose of existing roofing material, old patching, underlayment, and flashing on an attached apartment roof (~400 sq ft) down to the roof deck; inspect exposed decking and framing for moisture damage, rot, or delamination Remove/modify existing framing for two raised roof sections and install lumber, blocking, and hardware to establish a continuous, consistent roof plane and slope suited for metal roofing and positive drainage (not designed as a walkable/occupied roof deck) Replace roof decking with up to 11 sheets of new OSB, secured to framing to provide a solid substrate Install ~400 sq ft of 29-gauge exposed-fastener metal roofing (Ocean Blue), including underlayment, panels, fasteners, clips, closures, and sealants Install new roof-to-wall flashing at the stucco transition, and flash/seal all plumbing roof penetrations Install new perimeter drip edge metal and related trim/flashing Remove damaged fascia and install ~25 linear feet of new fascia trim, integrated with the existing exterior Photograph all exposed conditions above known interior ceiling damage areas during tear-off/framing — interior ceiling repair is NOT part of this scope; do not perform additional repairs without authorization if concealed structural deterioration is found beyond the contracted allowances Complete final site cleanup and haul away all debris

Single-story attached apartment structure, low-slope roof (~10-15° pitch), 400 sq ft roofing area, on a hillside residential property Permit required: This is a permitted project through the City of Globe due to structural framing modification — contractor must be appropriately licensed in Arizona and responsible for pulling the required permit and coordinating inspections before structural work begins Documentation required throughout: photos of existing roof/peaks before tear-off, roof after tear-off, existing/deteriorated decking, exposed framing, areas above interior ceiling damage, framing modifications, new roof plane, new decking, underlayment, roof-to-wall flashing, penetration flashing, drip edge, metal panel installation, completed roof, completed fascia, and final cleanup Change-condition procedure: If tear-off reveals structural deterioration beyond the included framing allowance or decking beyond the 11-sheet OSB allowance, photograph the condition and notify Sentri Homes fulfillment before proceeding further Point of contact: Project Coordinator, Sentri Homes
REQUIREMENTS
Minimum 2+ years of roofing trade experience Must hold all required Arizona contractor licensing for the jurisdiction where work is performed Must maintain general liability insurance of not less than $1,000,000 per occurrence, and workers' compensation coverage if required by law; proof of insurance provided upon request Must have tools, vehicle, equipment, and safety gear necessary to complete the job Responsible for jobsite safety, OSHA compliance, and crew supervision Must have reliable transportation and a disposal method for all trash and debris Take before, during, and after photos throughout the project PAY To be discussed Do great work and there's more where this came from.
