SCOPE OF WORK

Tear off and dispose of existing shingle roof (possible 2-3 layers) on ~1,143 sq ft (11.4 squares) home roof; install new 29-gauge exposed fastener metal roofing with synthetic underlayment, ice & water shield, drip edge, and all matching trim (ridge cap, rake/gable, eave, valley, hip, closures, transitions) Flash and seal chimney and all existing roof penetrations; install color-matched fasteners with sealing washers Replace deteriorated roof decking, 13 sheets of OSB included as allowance (document and get approval before exceeding) Interior ceiling repair (~100 sq ft foyer): demo failed water-damaged ceiling and insulation, minor framing/blocking repair, install R-30 batt insulation and 1/2" drywall, tape/mud/sand to Level 4 finish, prime and paint flat white (work around existing ceiling electrical box) Full cleanup, debris haul-away, and magnetic nail sweep

JOB DETAILS

Target start: week of Monday, August 24 Estimated duration: approximately 2-3 days (roof 1-2 days, interior 1-2 days) Sequence is mandatory: roof completed and leak source corrected BEFORE interior ceiling is closed and finished

NO POWER ON-SITE

— crew MUST bring a generator and fuel Home roof only — garage is NOT included in this project Site access coordinated through Sentri Homes; homeowner/family member available on-site during work window Homeowner specifically expects licensed, insured crews with verifiable reviews/references — professionalism on-site is essential

REQUIREMENTS

Minimum 2+ years of trade experience Must have tools necessary to complete the job Must have reliable transportation and a disposal method for all trash and debris Take before, during, and after photos PAY $4,500 Pay is issued upon completion.
