Join a well-established New York City property management company responsible for maintaining a diverse portfolio of commercial, mixed-use, and residential properties throughout Manhattan, the Bronx, and Westchester County . As a Commercial Roofing & Building Envelope Technician , you'll play a critical role in protecting and preserving our buildings by maintaining and repairing commercial roofing systems, waterproofing assemblies, masonry, façades, exterior structures, and other essential building components. Job Summary This position is primarily focused on commercial roofing maintenance, leak investigations, preventative maintenance, and exterior building repairs. Daily responsibilities include inspecting, troubleshooting, and repairing commercial roofing systems, performing masonry and waterproofing repairs, exterior carpentry, and maintaining the overall building envelope to protect and preserve our properties. While the majority of work involves maintaining and repairing existing roofing systems and exterior building components, technicians will also participate in larger capital improvement projects, roof replacements, exterior restoration work, and other construction-related assignments as business needs require. During the winter season or periods of reduced roofing activity, technicians may assist with interior building maintenance, carpentry, and general construction projects throughout our property portfolio. What You'll Work On Commercial flat roofing systems (EPDM, TPO, PVC, Modified Bitumen & BUR) Roof leak investigations and emergency repairs Preventative roof maintenance programs Waterproofing systems Flashing, coping, expansion joints, and sealants Roof drains, gutters, and drainage systems Masonry restoration and concrete repairs Exterior carpentry and rooftop structures Sidewalk, fencing, railing, and site repairs Building façade and exterior restoration Capital improvement projects Interior maintenance and renovation work during the winter season Primary Responsibilities Commercial Roofing Perform scheduled preventative maintenance on commercial roofing systems. Locate, diagnose, and repair roof leaks. Repair EPDM, TPO, PVC, Modified Bitumen, and Built-Up Roofing (BUR) systems. Repair flashing, coping, roof penetrations, expansion joints, and sealants. Clean and maintain roof drains, gutters, and scuppers. Perform emergency roof repairs following severe weather events. Conduct roof inspections and document deficiencies with photographs and written reports. Building Envelope & Exterior Repairs Perform masonry repairs including brick replacement, repointing, concrete patching, and stucco repairs. Repair parapet walls, coping stones, exterior walls, façade components, and waterproofing systems. Replace sealants and caulking around windows, doors, and building penetrations. Repair sidewalks, curbs, fencing, gates, railings, and miscellaneous exterior structures. Assist with façade restoration and exterior capital improvement projects. Carpentry & General Construction Perform rough and finish carpentry. Repair rooftop curbs, framing, wood blocking, trim, doors, and miscellaneous structures. Perform painting when required and general carpentry as needed. Assist with interior renovations and maintenance projects during the winter season. General Maintenance Complete preventative maintenance assignments across the property portfolio. Safely operate ladders, scaffolding, aerial lifts, and fall protection equipment. Maintain company vehicles, tools, and equipment. Respond to emergency maintenance requests as needed. Accurately document completed work using mobile devices. Communicate effectively with supervisors, property managers, vendors, and tenants. Qualifications We are hiring both Entry-Level and Experienced technicians. Entry-Level Candidates (1-3 Years Experience) Minimum 1-3 years of experience in roofing, construction, carpentry, masonry, building maintenance, or a related trade. Strong desire to learn commercial roofing and building envelope repairs. Basic understanding of construction safety and power tools. Comfortable working outdoors in varying weather conditions. Comfortable working on ladders and rooftops. Positive attitude, dependable, and eager to learn. Experienced Candidates (5+ Years Experience) Minimum 5 years of commercial roofing and exterior building repair experience. Experience with EPDM, TPO, PVC, Modified Bitumen, and BUR roofing systems. Proven ability to locate and repair roof leaks. Experience performing masonry, waterproofing, façade, and building envelope repairs. Strong carpentry and general construction skills. Ability to independently troubleshoot and complete repairs. Leadership or mentoring experience is a plus. Required Qualifications High School Diploma or GED. Valid driver's license with a clean driving record. Ability to drive company vehicles throughout New York City and surrounding areas. Carpentry knowledge and experience required . Masonry repair knowledge and experience required . Ability to safely work at heights and on commercial rooftops. Ability to lift and carry up to 75 pounds . Ability to climb ladders, work from scaffolding, and operate aerial lifts. Strong troubleshooting and problem-solving skills. Dependable, punctual, and self-motivated. Strong verbal communication and customer service skills. Comfortable using smartphones or tablets to document work performed. Willingness to participate in an after-hours emergency on-call rotation. Preferred Qualifications The following experience is highly desirable but not required: Welding and metal fabrication Torch-applied roofing systems Waterproofing systems OSHA 10 or OSHA 30 Certification Scaffold User Certification Aerial Lift Certification Forklift or skid steer experience Experience working on occupied commercial buildings NYC commercial property maintenance experience Ability to read construction drawings and specifications
Pay:
$30.00 - $45.00 per hour
