Maintenance Supervisor / Property Manager Position Summary We are seeking a dependable, hands-on Maintenance Technician with roofing experience to join our multifamily apartment community. This position is responsible for maintaining the property, completing apartment work orders, performing preventative maintenance, and helping ensure the community is safe, clean, and well-maintained. The ideal candidate has strong general maintenance skills with practical roofing experience , including the ability to identify and repair common roof leaks and perform basic roof maintenance. Key Responsibilities Complete resident work orders and maintenance requests in a timely and professional manner. Perform routine maintenance and repairs throughout apartment units, common areas, and exterior areas. Troubleshoot and repair plumbing, electrical, HVAC, appliances, drywall, doors, locks, fixtures, and other building components. Inspect roofs and identify sources of leaks, water intrusion, damaged flashing, vents, shingles, membranes, and other roofing components. Perform minor roof repairs and preventative roof maintenance as needed. Respond to water leaks and other maintenance emergencies, including after-hours emergencies as part of the community's on-call rotation. Assist with apartment turns, including patching drywall, painting, replacing fixtures, repairing doors and hardware, and general make-ready work. Perform preventative maintenance on property equipment and building systems. Maintain exterior areas, including sidewalks, breezeways, parking areas, and common areas. Maintain accurate records of completed work orders, repairs, inspections, and materials used. Maintain a clean, organized, and safe maintenance shop and work areas. Follow all company safety policies, OSHA requirements, and proper procedures when using tools, ladders, and equipment. Communicate professionally with residents, vendors, coworkers, and management. Assist with vendor coordination and monitor outside contractors when requested. Participate in inspections and help identify potential property issues before they become costly repairs. Roofing Responsibilities Roofing experience is a key component of this position. The technician should be comfortable with: Locating and troubleshooting roof leaks. Performing minor roof repairs and maintenance. Inspecting roofing materials and identifying damaged or deteriorated areas. Repairing or replacing damaged flashing, vents, sealants, shingles, or other minor roofing components when appropriate. Identifying potential sources of water intrusion. Performing roof inspections following severe weather. Safely using ladders and other equipment required to access roofs. Knowing when a roofing issue requires a qualified roofing contractor and communicating those needs to management. Qualifications Previous apartment, multifamily, commercial, residential, or general building maintenance experience preferred. Roofing repair and troubleshooting experience required or strongly preferred. Working knowledge of plumbing, electrical, HVAC, carpentry, drywall, painting, and general building maintenance. Ability to diagnose problems and determine appropriate repairs. Ability to use common hand and power tools safely. Ability to work independently while also functioning effectively as part of a maintenance team. Strong customer service and communication skills. Valid driver's license may be required.
EPA/HVAC
certification is a plus. Experience with apartment turns or make-ready work is a plus. Physical Requirements Ability to lift and carry equipment and materials weighing up to approximately 50 pounds. Ability to climb ladders and safely work at heights. Ability to bend, kneel, crawl, stand, and walk for extended periods. Ability to work outdoors in varying weather conditions. Ability to safely perform roofing and other physically demanding maintenance tasks. Pay:
$25.00 - $30.00 per hour
