In this role you'll put your title expertise to work across residential and commercial closings — clearing complex title issues, balancing figures with lenders, and guiding buyers and sellers through the moment that matters most. Your judgment and attention to detail will be the reason files close clean and on time. We're a Florida title insurance and escrow agency based in Aventura, underwritten by Fidelity National Title, working with an established network of lenders, brokerages, and repeat investor clients. Our office is small by design, which means you'll run your own files start to finish rather than handling one step in a production chain, work directly with our underwriter and with ownership, and see decisions made the same day you raise them. Responsibilities Open and set up new title files as contracts and title orders come in Review purchase contracts, addenda, lender instructions, loan packages, deadlines, and transaction requirements Order and track title searches, lien and judgment searches, municipal lien searches, payoffs, surveys, HOA and condo estoppels, association documents, and tax certificates Review title commitments, requirements, and exceptions, along with liens, deeds, surveys, judgments, and mortgages Interpret legal descriptions, easements, and rights-of-way, and identify encumbrances or restrictions affecting the property Identify and clear title defects, including satisfactions, releases, lien resolutions, and probate or vesting issues Prepare title commitments, endorsements, and final title insurance policies in accordance with underwriter guidelines Prepare and balance Closing Disclosures and settlement statements against lender figures Coordinate with lenders, Realtors, buyers, sellers, attorneys, underwriters, associations, surveyors, and municipalities Schedule and conduct closings, explain documents to buyers and sellers, and oversee proper execution of deeds, mortgages, affidavits, and disclosures Collect and disburse funds, including seller proceeds, commissions, payoffs, taxes, and HOA amounts Handle recording and e-recording, and ensure executed documents are scanned, uploaded, and stored correctly Complete post-closing corrections so final policies can be issued Communicate directly with the underwriter and obtain approvals on non-standard transactions Maintain accurate notes, deadlines, and file status across multiple active files in Qualia Serve as a technical resource to junior staff on title clearing and closing procedure Skills Active Florida 4-10 Title Insurance Agent license. Applications without a current, active license will not be considered. Proficiency with Qualia required. Experience with SoftPro or Closers' Choice is a plus but does not substitute. 5+ years of hands-on Florida title and closing experience, including complex or commercial files Previous employment with a title company, title agency, or real estate closing office Comprehensive knowledge of Florida real estate law, title insurance principles, and closing procedure, including municipal lien searches, documentary stamp taxes, and intangible taxes Experience preparing and balancing Closing Disclosures and settlement statements Strong research skills and the ability to analyze public records and title evidence accurately Proficiency with Microsoft Office and general document management Demonstrated ability to carry a full pipeline independently with minimal supervision Professional written and verbal communication with clients, Realtors, lenders, and attorneys High school diploma or equivalent Please Note This is an experienced, licensed position. It is not an entry-level or training role. Experience with major underwriters, particularly Fidelity National Title Commercial title experience in addition to residential Mortgage processing or lender-side experience Experience resolving complex title issues, probate matters, and unusual vesting Russian language ability is an asset Florida Notary Public commission
