Overview We are seeking a dedicated and detail-oriented Title Agent and Closer to join our dynamic real estate team. In this vital role, you will oversee the entire title process, ensuring accurate title searches, clear legal descriptions, and seamless closings. Your expertise will facilitate smooth property transactions by managing title records, conducting thorough research, and coordinating with clients, attorneys, and other stakeholders. This position offers an exciting opportunity to play a key role in real estate transactions while providing exceptional customer service and maintaining strict adherence to legal and underwriting guidelines. Responsibilities Conduct comprehensive title searches using public records, GIS mapping software, and real estate transaction management software to verify property ownership and identify any encumbrances such as easements or rights-of-way. Review legal descriptions, title records, and title commitments to ensure accuracy and compliance with underwriting guidelines. Research and analyze public records to uncover liens, judgments, or other potential issues affecting property titles. Prepare and review all necessary documentation for real estate closings, including deeds, affidavits, settlement statements, and other legal documents. Coordinate with clients, lenders, attorneys, and escrow officers to facilitate smooth closing processes while maintaining clear communication throughout each transaction. Ensure all title processing activities adhere to company policies, legal standards, and industry best practices for real estate law. Utilize mapping software and GIS tools to create accurate visual representations of property boundaries and easements for review and client presentation. Requirements Proven experience in title processing, title review, or real estate transaction management with a strong understanding of real estate law and legal descriptions. Proficiency in Microsoft Office applications (Word, Excel) along with experience using real estate documentation review tools and title search databases. Familiarity with GIS technology, mapping software, and real estate transaction management software is highly desirable. Knowledge of rights-of-way, easements, public records research methods, and title record management is essential. Strong attention to detail with excellent research skills to identify potential issues affecting property titles. Ability to communicate effectively with clients and team members while providing outstanding customer service. Ability to adhere strictly to underwriting guidelines and legal standards during the title review process.
