Title Curative Specialist Priority Title - 3.5 Chattanooga, TN Job Details Part-time $25.39 - $30.58 an hour 4 hours ago Qualifications Closing coordination Customer communication Research Attention to detail Real estate documentation review Organizational skills Full Job Description Title Curative Specialist Priority Title LLC | Chattanooga, TN | Part-Time | Hybrid / Remote Flexibility Job Summary Priority Title is seeking an experienced Title Curative Specialist to join our rapidly expanding Chattanooga operation. Due to continued growth, we are adding a secondTitle Curative Specialist to our team. This is a newly added position designed to provide additional support as our transaction volume continues to increase. This person will work alongside our existing curative and closing teams to identify, research, and resolve title issues before closing. The right person is organized, resourceful, detail-oriented, and comfortable taking ownership of difficult title matters. You should be able to review a title commitment, recognize what needs to be cleared, determine the next steps, communicate with the appropriate parties, and keep files moving toward closing. This position will be part-time to start, with the opportunity for additional hours as our Chattanooga operation continues to grow. Work may be performed in person from our Chattanooga office, remotely, or through a hybrid schedule, depending on experience and the needs of the team. Responsibilities Review title commitments, searches, and supporting documentation to identify title defects and outstanding requirements. Research and resolve title issues that could delay or prevent a real estate closing. Work alongside our existing title curative and closing teams to move files efficiently toward closing. Clear liens, judgments, unreleased deeds of trust, probate matters, ownership discrepancies, vesting issues, missing documents, and other title defects. Obtain releases, satisfactions, corrective instruments, affidavits, payoff information, probate documentation, and other curative documents as needed. Research property ownership and historical records through county records, registers of deeds, tax records, court records, and other public sources. Review deeds, legal descriptions, easements, restrictions, liens, judgments, and other recorded documents. Coordinate with underwriters on complex title matters and ensure curative work meets underwriting requirements. Communicate with buyers, sellers, real estate agents, lenders, attorneys, lienholders, government offices, and other parties when necessary to clear title. Maintain accurate notes and documentation regarding outstanding title requirements and curative progress. Follow up consistently on outstanding items to prevent unnecessary closing delays. Assist the closing team with difficult or time-sensitive title matters. Help improve systems and processes as Priority Title continues to expand. Qualifications Previous experience in title insurance, title curative, title examination, real estate closings, real estate law, or a closely related field is strongly preferred. Working knowledge of title commitments and common title defects. Experience researching public records and recorded real estate documents. Ability to read and understand deeds, liens, judgments, deeds of trust, legal descriptions, probate documents, and other title-related records. Strong problem-solving and investigative skills. Excellent organizational skills with the ability to manage multiple files and deadlines simultaneously. Strong written and verbal communication skills. Ability to work independently while collaborating closely with a larger closing and title team. Comfortable communicating with attorneys, lenders, agents, clients, government offices, and underwriters. Strong attention to detail and commitment to accuracy. Ability to stay calm and find solutions when complicated title issues arise.
