Overview Join our dynamic team as a Title Abstractor and become a vital part of the real estate transaction process! In this role, you will conduct comprehensive title searches, analyze legal descriptions, and review public records to establish clear property ownership histories. Your expertise will ensure accurate and thorough title reports, supporting smooth real estate closings and safeguarding client investments. Duties Perform detailed title searches by examining public records, deeds, mortgages, easements, and other legal documents to determine property ownership history. Analyze legal descriptions and identify encumbrances such as liens, easements, or restrictions that may impact property titles. Utilize real estate transaction management software and mapping tools, including GIS (Geographic Information Systems), to compile accurate property data. Review title records for accuracy and completeness, ensuring compliance with underwriting guidelines and legal standards. Prepare comprehensive title reports and summaries that highlight key findings for clients, attorneys, and escrow officers. Conduct research on historical property records to resolve discrepancies or gaps in title history. Communicate effectively with clients, title officers, attorneys, and other stakeholders to clarify findings and facilitate timely processing of titles. Qualifications Proven experience with title search procedures, real estate documentation review, and legal descriptions. Strong proficiency in Microsoft Office applications such as Word and Excel for report writing and data management. Familiarity with right-of-way issues, easements, and land use restrictions impacting property titles. Experience using real estate transaction management software and mapping software like GIS for property analysis. Knowledge of public records research methods and title record databases. Understanding of real estate law principles related to property ownership, liens, encumbrances, and closings. Ability to adhere strictly to underwriting guidelines while maintaining attention to detail during title review processes. Excellent research skills with a focus on accuracy when reviewing complex legal descriptions or historical records.
