Starting at $2,600/month Job Overview Sunset Ridge is a small, quiet RV park with RV pads, cabins, and tiny homes, plus a playground, dog park, laundry room, guest bathrooms, and office. Our guests are a mix of long-term monthly residents and short-term visitors, and most of them want the same thing: a clean, safe, friendly place to stay. We're looking for a Park Manager who's ready to take the lead. You'll live on-site, run the day-to-day, and be the friendly face our guests count on: booking stays, answering calls (easy and tricky), and keeping reservations and payments on track. You'll work closely with our Maintenance Manager to make sure every repair gets wrapped up. Responsibilities Lead the park day to day: run daily operations with minimal direction, set priorities, and keep ownership informed with clear updates rather than waiting to be asked Book guests and own their stay: turn inquiries into reservations, handle check-ins and check-outs, and take care of everything in between, from the first call to move-out Be the voice of the park: answer calls, texts, and email promptly, including the difficult ones; handle complaints calmly and turn them into good outcomes; and handle mail and packages every day Keep the park clean and welcoming: take care of the office, laundry room, and guest bathrooms, and turn over cabins and tiny homes between guests Keep the park full: hang signs and drop off flyers at nearby businesses and community boards, manage the booking calendars, and encourage happy guests to leave reviews Know what is happening in the area: keep track of upcoming construction projects, festivals, and local events so we know where to advertise and when rates should go up or down Build local partnerships: reach out to employers, contractors, and crews working nearby to set up housing partnerships that bring steady guests to the park Collect payments: keep accounts current with friendly, consistent follow-up every month Keep the paperwork straight: maintain guest agreements, records, and meter readings Follow through with the

Maintenance Manager:

help log what needs fixing, check that it gets done on time and done right, keep affected guests informed, and flag anything that stalls Track supplies and inventory: keep the park stocked without over-buying Protect the park: keep an eye on things and report safety concerns, damage, or rule issues right away Build community: know your guests by name and make the park a place people want to stay What We're Looking For A self-starter who also takes direction well; organized and dependable, without needing constant check-ins Comfortable leading: setting priorities, following up with others, and holding work to a standard Genuinely likes people and is not afraid of the phone; confident with a new booking or an upset guest, and stays warm and steady either way A clear, professional communicator by phone, text, and email Comfortable getting out into the community, introducing yourself to local businesses, and asking for partnerships Comfortable on a computer with email, simple software, and basic record-keeping. Cloudbeds or booking-system experience is a plus, not a requirement Doesn't mind hands-on cleaning; this role includes real cleaning work, not just oversight Honest and trustworthy with guest payments, keys, and door codes; background check required Hospitality, property management, front desk, sales, housekeeping, campground hosting, or customer service experience is helpful. Attitude matters more than résumé Compensation & Benefits $975 biweekly for park management duties. $75 biweekly for cleaning common areas, with additional cleaning shifts available for more compensation. $500/month housing credit toward an on-site RV pad or cabin. Total guaranteed compensation value starts at $2,600/month. Computer, internet, and park email provided; you will use Google Voice on your own phone for park calls and texts Written procedures and checklists for recurring tasks Work Environment Live-on-site, in-person role in Kempner, TX. This is a flexible position. Core office hours are Monday through Friday, 8 AM to 4 PM, with potential evenings or weekends when guests need.
