Job Description

BASIC FUNCTIONS
The Commercial Structural Concrete Project Manager oversees self-performed, cast‑in‑place structural concrete projects from preconstruction through closeout. This role is responsible for planning, estimating, scheduling, cost control, field coordination, safety, and quality to ensure projects are completed on time, within budget, and in compliance with contract documents and company standards. The Project Manager works closely with Superintendents, field crews, inspectors, and internal teams.
ROLE & RESPONSIBILITIES
Project Management & Field Coordination Manage commercial structural concrete projects including foundations, footings, grade beams, slabs-on-grade, elevated slabs, columns, walls, shear walls, and podium decks. Develop and maintain project schedules and coordinate manpower, equipment, and material deliveries. Work closely with Superintendents to plan daily operations and monitor production. Review RFIs for scope, constructability, and cost or schedule impacts. Prepare monthly financial projections for reporting to operations manager. Track project progress, identify risks, and implement corrective actions. Structural Concrete Planning Review structural drawings and specifications to ensure constructability and accurate execution. Coordinate concrete placement sequencing, reinforcing steel, embeds, anchor bolts, sleeves, and block-outs. Plan formwork, reshoring, stripping schedules, placement methods, and curing requirements. Verify layout control, elevations, tolerances, and alignment prior to placement. Anticipate and resolve conflicts between structural elements and other building systems. Preconstruction, Estimating & Cost Control Perform quantity takeoffs and prepare accurate estimates and budgets for structural concrete scopes. Analyze drawings, specifications, and bid documents to ensure complete scopes of work. Assist with preconstruction services including preliminary budgets, constructability reviews, and value engineering. Build, maintain and manage historic cost database. Track and manage project costs throughout construction. Prepare and submit owner change orders and monthly pay applications. Review and approve supplier invoices and billings. Quality, Safety & Compliance Ensure all work complies with project specifications, ACI standards, OSHA requirements, and company safety policies. Coordinate concrete testing and special inspections; review reports and address deficiencies. Conduct regular jobsite visits focused on safety, quality, and production. Ensure safe execution of formwork, reshoring, elevated concrete work, and concrete placements. Obtain and maintain required permits, inspections, and approvals. Leadership & Communication Provide leadership and support to project teams, promoting a positive and productive work environment. Communicate project status, schedule updates, and issues with owners, inspectors, and internal stakeholders. Support training, mentoring, and performance development of project team members. Labor force senior oversight (working with HR department, safety manager, and concrete superintendent) Work with operations leadership to implement company policies, procedures, and continuous improvements. Education/qualifications 5-10+ years of experience in commercial structural concrete construction. Proven experience managing cast‑in‑place structural concrete projects. Strong knowledge of concrete placement methods, formwork systems, reinforcing steel coordination, and curing. Ability to read and interpret structural drawings, specifications, and construction documents. Experience with estimating, budgeting, scheduling, and cost control. Proficiency with construction software (e.g., Bluebeam, Excel, project management platforms). Strong organizational, communication, and problem-solving skills. Possess an active Oregon driver's license and having reliable transportation is necessary Must pass a drug test.
