Monday-Friday with occasional additional hours based on workload Position Overview We are seeking an experienced, dependable, and highly skilled Lead Property Maintenance Technician to perform residential property maintenance, repairs, turnovers, and improvement projects throughout Central Illinois. This position is designed for an experienced professional who can work independently , accurately assess maintenance issues, determine the appropriate repair, and complete assignments efficiently with minimal supervision. The ideal candidate will have broad experience across multiple residential maintenance and construction trades and will be comfortable managing a work order from initial assessment through completion. This is not an entry-level position . We are seeking someone who takes ownership of their work, communicates professionally, maintains dependable attendance, and can consistently deliver quality results. Primary Responsibilities Responsibilities may include, but are not limited to: Residential property maintenance and repairs Rental property turnovers LVP and other flooring installation Drywall installation, patching, and repair Interior painting and touch-up work Trim, baseboard, and finish carpentry Door, hardware, and lock replacement Cabinet and minor carpentry repairs Faucet, toilet, and fixture replacement Minor plumbing repairs Light fixture, switch, and receptacle replacement where legally permitted Appliance installation and replacement Basic troubleshooting and maintenance diagnostics Gutter cleaning and minor exterior maintenance Property inspections and condition documentation Cleanouts and debris removal Minor landscaping and grounds maintenance as needed Material and supply pickup Completing work orders accurately and efficiently Photographing and documenting completed work Maintaining a clean and professional jobsite Communicating job status, material needs, and additional repair recommendations to management Specialized or licensed work outside the technician's scope will be assigned to appropriate subcontractors.

Qualifications Qualified candidates should have:

Previous professional experience in residential maintenance, handyman work, construction, remodeling, property preservation, or a related trade Strong working knowledge of multiple residential repair and maintenance disciplines Ability to troubleshoot problems and determine appropriate repairs Ability to work independently without continuous supervision Strong attention to detail and workmanship Ability to safely operate common hand and power tools Ability to properly measure, cut, install, repair, and finish materials Ability to manage time effectively across multiple work orders Professional communication skills Strong attendance and dependability Ability to interact professionally with property owners, residents, vendors, and management Transportation Requirement

RELIABLE TRANSPORTATION IS REQUIRED FOR THIS POSITION.

Employees will regularly travel between residential properties, job sites, supply stores, and other assigned locations throughout the service area.

Candidates must:

Maintain dependable transportation to and from assigned job locations Possess a valid driver's license Maintain legally required automobile insurance Be capable of reliably reporting to different job sites as scheduled Have a vehicle dependable enough for regular work-related travel Transportation issues, lack of access to a vehicle, or recurring vehicle problems cannot interfere with scheduled attendance or assigned work orders. Reliability is an essential function of this position due to the mobile nature of our operations. Physical Requirements This position regularly requires the ability to: Lift and carry approximately 50-75 pounds Use ladders Bend, kneel, climb, reach, and work in confined areas Work indoors and outdoors Perform physical labor for extended periods Safely operate construction and maintenance equipment Work in varying weather and property conditions What We Are Looking For We are particularly interested in candidates who can be given a property address and work order and be trusted to assess the situation, determine what is needed, complete the work professionally, document the results, and move to the next assignment without constant supervision.

Higher consideration within the advertised range will be given to candidates with significant multi-trade experience who are capable of independently completing residential maintenance and turnover projects.
