Residential Construction Project Manager & Estimator BH Solutions LLC is looking for an experienced Residential Construction Project Manager & Estimator to join our growing team. We are looking for someone who understands residential construction from both the estimating and project management sides — someone who can visit a property, understand the work, develop an accurate scope and estimate, and then help manage the project from start to completion. Key Responsibilities Estimating & Pre-Construction Perform on-site project evaluations and walkthroughs. Take accurate measurements, photos, videos, and project notes. Develop detailed scopes of work. Perform material and labor takeoffs. Estimate labor hours, materials, subcontractors, equipment, disposal, and other project costs. Request and compare subcontractor and supplier pricing. Prepare accurate project cost estimates and proposals. Understand and apply company overhead and target profit margins. Identify exclusions, allowances, potential risks, and additional work before construction begins. Review drawings and project specifications when applicable. Project Management Review sold projects before construction begins. Develop and maintain internal project budgets. Coordinate crews, subcontractors, suppliers, materials, and project schedules. Confirm materials are ordered and available before work begins. Monitor labor hours, material costs, subcontractor costs, and overall job profitability. Maintain organized project documentation and progress photos. Communicate professionally with homeowners throughout the project. Identify additional work and prepare Change Orders before extra work is performed. Perform quality-control inspections during construction. Complete final walkthroughs and punch lists. Compare estimated costs against actual costs at project completion. Experience We Are Looking For 3-5+ years of residential construction, remodeling, estimating, or project management experience preferred. Strong knowledge of residential remodeling and construction. Experience with bathrooms, kitchens, decks, roofing, siding, framing, drywall, flooring, painting, windows, doors, and general home improvements is highly preferred. Ability to read plans, drawings, measurements, and specifications. Strong understanding of labor and material estimating. Understanding of job costing, gross profit, gross margin, markup, overhead, and Change Orders. Strong organization and communication skills. Comfortable communicating directly with homeowners, subcontractors, suppliers, and field crews. Ability to manage multiple projects at the same time. Valid driver's license and reliable transportation required. Comfortable using computers, smartphones, construction software, photos, and digital project documentation. Candidates selected for the interview process may be asked to complete a practical construction estimating exercise using project photos, measurements, and a sample scope of work.
