About the Role Built To Last Construction is hiring an Assistant Preconstruction Manager to support our preconstruction department and help move projects from early pricing through contract turnover. This is an in-office position based in Fernandina Beach. The right person needs to be organized, dependable, detail-oriented, and willing to learn how high-end residential and light commercial projects are built before they ever hit the field. This person will support the Preconstruction Manager and the preconstruction team with bid packages, subcontractor communication, proposal tracking, takeoffs, estimating support, permitting coordination, document organization, and project turnover preparation. There is a lot of room to grow in this position for someone who wants to build a long-term career in construction. What You'll Do Responsibilities include: Support the Preconstruction Manager and preconstruction team with active bid efforts. Help organize and manage bid packages from initial scope review through proposal collection. Assist with subcontractor and vendor outreach, bid invitations, follow-up, and proposal tracking. Help gather pricing, scopes, exclusions, allowances, clarifications, and proposal backup from trade partners. Prepare and update bid comparison sheets, scope notes, clarification logs, and estimate support documents. Perform basic to intermediate takeoffs and quantity checks with review from leadership. Assist with design, engineering, and permitting coordination by tracking required documents, revisions, responses, and approvals. Support procurement planning and help identify potential long-lead items or scope gaps. Help prepare project turnover packages for Construction Managers, including scope notes, budgets, drawings, contracts, and known risks. Assist with organizing subcontract agreements, purchase information, proposal backups, vendor documentation, drawings, specifications, addenda, and estimate files. Help maintain clean project files in Buildertrend, shared drives, and company systems. Communicate professionally with internal teams, vendors, subcontractors, architects, engineers, and clients. Visit local job sites when needed to assist with project understanding, field context, bid walks, or turnover support. What We're Looking For The ideal candidate has: Some construction, preconstruction, estimating, project coordination, or administrative construction experience. Strong organization and follow-through. Clear written and verbal communication. Ability to read drawings or willingness to learn. Comfort working with spreadsheets, PDFs, shared drives, and project management software. Willingness to learn Buildertrend, takeoff workflows, estimating support, cost codes, scopes, allowances, and company templates. Ability to ask questions early and take correction well. Professional attitude with coworkers, trade partners, vendors, design teams, and clients. Reliable transportation to get to local job sites when needed. Ability to work full-time in office in Fernandina Beach. Required Must live in or near Fernandina Beach, FL. Must be able to work in office. Must have reliable transportation. Must be organized, dependable, and comfortable managing follow-up items. Must be willing to learn the Built To Last preconstruction process. Preferred But Not Required Residential construction experience. Commercial construction exposure. Estimating or takeoff experience. Buildertrend experience. Bluebeam or PDF markup experience. Experience communicating with subcontractors, vendors, architects, or engineers. Experience with bid packages, proposals, scopes, allowances, or construction documents. Growth Opportunity This role is part of the Built To Last preconstruction career pipeline. The right candidate can grow from Assistant Preconstruction Manager into higher-level preconstruction roles as they gain experience, complete internal training, build estimating and scope judgment, and demonstrate strong communication, accuracy, and follow-through. Pay:
$40,000.00 - $50,000.00 per year
