Construction Project Manager Dezer Development LLC Sunny Isles Beach, FL Job Details Full-time $85,000 - $120,000 a year 2 hours ago Benefits Health insurance Dental insurance 401(k) Paid time off Employee assistance program Vision insurance 401(k) matching Life insurance Qualifications Spreadsheets Productivity software Full Job Description Position Summary Dezer Development, LLC is seeking a Construction Project Manager to join the project team at Bentley Residences (18401 Collins Avenue, Sunny Isles Beach), working under the direction of the VP of Construction. This is an entry-to-mid-level position for a construction, architecture, or design professional who wants to build a career in real estate development. The role provides hands-on exposure to buyer-facing construction coordination, general contractor oversight, project finance, and plan review — with the expectation that the individual's scope and responsibility will grow as their experience does. The title (Construction Project Manager) will be set based on the selected candidate's experience level and demonstrated skill set. Key Responsibilities Buyer Selections Coordination Coordinate buyer flooring, kitchen, and other interior finish selections, tracking selection deadlines against the construction schedule. Serve as a point of contact between buyers, the sales/design team, and the general contractor to keep selections on schedule and within unit specifications. Maintain accurate selection records and communicate status to the VP of Construction and project leadership. General Contractor Oversight Assist in monitoring Coastal Construction's day-to-day performance against the GMP contract, schedule, and quality standards. Attend and help document progress meetings; track punch list items and open field issues through resolution. Escalate schedule, quality, or scope concerns to the VP of Construction with supporting documentation. Budgeting & Pay Application Support Assist in tracking the project budget against actual costs, including contingency draws and change orders. Support production and review of contractor and subcontractor pay applications, checking schedule-of-values and percent-complete calculations for accuracy before routing for approval. Help prepare cost and cash-flow reporting for the VP of Construction and ownership. Plan Review & Documentation Review architectural, structural, and MEP drawings and specifications to help identify coordination issues before they affect the field. Track RFIs, submittals, and drawing revisions; maintain organized, current project documentation. General Project Support Prepare status reports and updates for the VP of Construction covering budget, schedule, selections, and open issues. Take on additional construction-related matters as assigned by the VP of Construction in support of the Bentley Residences project. Qualifications 2-5 years of experience with a general contractor, developer, architecture firm, or owner's representative; strong academic equivalents (e.g., a construction management, architecture, or engineering degree with relevant internship or co-op experience) will be considered. Working knowledge of construction budgeting, GMP contracts, and pay application processes (AIA
G702/G703
format or equivalent) is a strong plus. Ability to read and interpret architectural, structural, and MEP drawings. Strong Excel skills, including building and maintaining cost-tracking and reporting workbooks; comfort with other Microsoft Office tools required, and familiarity with Procore, Bluebeam Revu, or similar construction software is a plus. Bachelor's degree in Construction Management, Architecture, Engineering, Real Estate, Finance, or a related field preferred. Strong organizational skills and attention to detail; able to manage several concurrent, deadline-driven workstreams. Professional communication skills — this role interacts directly with buyers, the general contractor, architects, and ownership. Genuine interest in building a long-term career in construction and real estate development; this role is structured to grow in scope and responsibility over time. Growth Path This position is designed as a developmental track. As the individual builds fluency in construction finance, GC management, and plan/document review, responsibility is expected to expand toward fuller project management ownership — and, over time, toward broader construction or development management roles within the company. Success Measures Buyer selection deadlines are consistently met, with clear and organized tracking. Budget and schedule reporting to the VP of Construction is timely, accurate, and well-organized. Field and quality issues with the general contractor are identified and escalated appropriately. Demonstrated growth in construction, finance, and design knowledge over time, reflected in expanding scope of responsibility.
