Job Description
Dantin Bruce Development is seeking an experienced and motivated Property Manager to lead operations at our new lease up community Maple Grove Cottages. Maple Grove is a 128 unit luxury Cottage community located at 319 Robert Drive, Thibodaux, LA 70301. This is an exciting opportunity to join a growing company and oversee a premier residential development designed with upscale finishes, modern amenities, and resort-style living. This role requires a dynamic experienced leader who can manage the lease up of a new construction community in current lease up.
Position Overview:
As the Property Manager, you will be responsible for the day-to-day operations of the community, lease-up strategy, resident satisfaction, team supervision, and budget management. You will play a key role in launching the community and establishing a welcoming, well-maintained, and highly desirable living environment. responsible for overseeing the leasing process ensuring maximum occupancy and financial performance.
Essential Functions and Responsibilities:
o Manage, create and monitor the lease up of the community. o Drive qualified traffic to the community to meet leasing goals. o Know the community's market which includes nearby businesses and retail, hiring trends, new construction and overall market that could impact occupancy and or income. o Provide marketing ideas and a fresh approach to achieve the goals set by the budget, the Regional Property Manager and owners. o Responsible for planning & executing monthly resident events onsite. o Responsible for social media marketing and updating social media Platforms weekly. o Responsible for monthly market surveys and weekly property updates. o Ensure compliance with Community Policies and lease agreements. Manage the day-to-day operations of the community to achieve the highest level of professionalism by all Team Members in the office and on the community. These duties include but are not limited to the following: o Completes required monthly variance reports and contributes to the budgeting process. o Adhere to all Fair Housing laws. o Operate the office in a professional, clean, and well-staffed manner. o Maintain office and resident files confidentially and securely. o Supervise the Office & Maintenance Team Members. o Monitors expenses and property income to adhere to budgetary goals. o Responsible for income collection, accuracy of records and notices to residents. o Responsible for all after-hours emergency calls. o Monitor the timely completion of all service requests. o Identify and direct Maintenance to schedule community projects, such as a/c filter changes, power washing etc. o Maintain resident renewal program. o Create a sense of community with the residents. o Maintain property under company standards. Qualifications:
Minimum 4 years of property management experience (lease-up or new construction preferred)
Proven track record in residential leasing and resident retention
Strong leadership, communication, and organizational skills
Proficiency in property management software (e.g., Yardi, Yardi breeze or similar)
Knowledge of fair housing laws and general property operations
Customer-focused mindset and ability to thrive in a fast-paced environment
