Job Description

Project Manager // Capital improvements
Classification:

Full Time Salary Range:
$ 50,000 - $80,000
Supervisor:
CapEx General Manager Summary:
The CapEx project manager will be responsible for planning and executing capital improvement projects for our customers in the storage facility field. Oversee jobs in a safe and efficient manner
  • Negotiate terms of agreements, draft contracts, and execute work
  • Recruit, assess, and coordinate subcontractors
  • Maintain preferred vendor list and applicable documentation Hold Accountability in Customer Projects
  • Review the project in-depth to schedule deliverables and estimate costs
  • Be proactive to prevent problems and resolve any emerging ones
  • Review the work progress daily Create and Achieve Profit Goals
  • Negotiate terms of agreements, draft contracts, and execute work
  • Prepare internal and external reports pertaining to job status
  • Manage project budgets Manage Working Relationships Ensure quality construction standards as expected from Subcontractors Analyze, manage, and mitigate risks within the project Communicate project status with customers Maintain Customer Satisfaction

Work Environment:
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, and design programs. Our company culture is one of professionalism, mutual respect, collaboration, innovation, and open communication.
Physical Demands:
While performing the duties of this job, the employee is regularly required to talk and hear. The employee frequently is required to stand, walk, use hands and fingers, handle or feel; and reach with hands and arms. Must be able to bend, twist and move up to 25 pounds on a regular basis.
Travel:
Travel is limited, although some out-of-the-area and overnight travel could be an opportunity.
Required Education and Experience:
  • High School Diploma or higher
  • Construction or Contracting experience a plus, but not required
Preferred Education and Experience:
  • Associates Degree in Project Management field
  • 2 years' experience relevant to this position and industry.
Work Authorization/Security Clearance:
Must be able to obtain authorization to work in the United States.
