Multifamily Construction Superintendent Position Summary We are seeking an experienced Multifamily Construction Superintendent to provide day-to-day field leadership for new construction multifamily projects. The Superintendent is responsible for managing all onsite construction activities, including subcontractor coordination, scheduling, quality control, safety, inspections, material deliveries, and overall project progress. The Superintendent will work closely with the Project Manager and General Superintendent to ensure the project is constructed in accordance with the plans, specifications, applicable codes, project schedule, and company standards. This is a hands-on field management position that requires strong leadership, organization, communication, and construction knowledge. Minimum Experience Requirement A minimum of two (2) years of direct multifamily construction experience is required. Applicants must have experience working on multifamily construction projects in a field supervision or similar construction management role. Experience limited primarily to single-family residential construction, commercial construction, or other construction sectors will not substitute for the required multifamily construction experience. Primary Responsibilities Manage and supervise daily onsite construction activities. Coordinate subcontractors, suppliers, deliveries, inspections, and other project activities. Maintain the project schedule and actively work to keep construction activities on schedule. Develop and communicate short-term schedules and upcoming work requirements to subcontractors. Review project plans, specifications, details, approved submittals, and other construction documents. Ensure subcontractors are performing work in accordance with the contract documents and approved scope of work. Identify conflicts, discrepancies, or constructability issues in the plans and communicate them to the Project Manager before the affected work is performed. Coordinate work between trades to prevent conflicts and delays. Verify that required materials are onsite or scheduled for delivery before they impact construction progress. Monitor subcontractor manpower and performance and address inadequate staffing or production. Maintain quality control throughout construction. Inspect work as it progresses and require correction of deficient or incomplete work. Coordinate required building, trade, fire, and other jurisdictional inspections. Maintain a clean, organized, and professional jobsite. Enforce company safety requirements and ensure subcontractors maintain safe working conditions. Conduct regular jobsite safety inspections and immediately address unsafe conditions. Maintain accurate daily reports documenting manpower, work performed, deliveries, inspections, weather conditions, delays, and significant project events. Maintain current project documentation onsite. Document construction issues with photographs and written records when appropriate. Coordinate with the Project Manager regarding RFIs, submittals, change orders, field conflicts, and subcontractor issues. Assist with identifying potential change-order work before additional work is performed. Participate in project meetings and provide accurate updates regarding schedule, field conditions, subcontractor performance, and outstanding issues. Coordinate building dry-in, rough-ins, inspections, finishes, site completion, punch work, and turnover. Manage punch-list activities and ensure subcontractors complete corrective work in a timely manner. Assist with owner, architect, engineer, and agency inspections. Maintain professional working relationships with owners, design professionals, inspectors, subcontractors, vendors, and other project participants. Take ownership of the project and proactively identify and resolve issues before they affect schedule, quality, or cost. Required Qualifications Minimum two (2) years of direct multifamily construction experience —

REQUIRED.

Previous experience in construction field supervision, such as Superintendent, Assistant Superintendent, or similar role. Working knowledge of wood-frame multifamily construction. Ability to read and understand architectural, structural, civil, mechanical, electrical, plumbing, fire protection, and other construction drawings. Understanding of construction sequencing and trade coordination. Ability to manage multiple subcontractors and activities simultaneously. Strong organizational and time-management skills. Strong written and verbal communication skills. Ability to identify construction problems and develop practical solutions. Ability to maintain accurate project documentation and daily reports. Basic computer and technology skills necessary for construction management and project communication. Valid driver's license. Ability to work full-time onsite and work additional hours when required by project conditions or schedule. Preferred Qualifications Experience with 3- and 4-story wood-frame multifamily construction. Experience with garden-style apartments, senior housing, or affordable housing projects. Experience managing projects from site development through final completion and turnover. Familiarity with accessibility requirements, including ADA, Fair Housing, ANSI, and UFAS requirements. Experience coordinating third-party inspections and testing. OSHA 30 certification. First Aid/CPR certification. Leadership Expectations The Superintendent is the primary field representative for the company and is expected to take ownership of the project.

Plan ahead rather than simply react to daily problems. Understand upcoming work and identify potential conflicts before construction reaches that point. Hold subcontractors accountable for schedule, quality, safety, and completion of their work. Communicate problems promptly rather than allowing issues to remain unresolved. Maintain a professional and organized jobsite. Work collaboratively with the Project Manager and General Superintendent. Treat subcontractors, inspectors, owners, design professionals, and coworkers professionally. Protect the company's interests while maintaining productive working relationships. Carry knowledge and lessons learned from one project to the next. Continuously improve their understanding of multifamily construction and field management. Physical and Jobsite Requirements This position requires regular work in an active construction environment and may include: Walking and inspecting multi-story construction projects throughout the workday. Climbing stairs and ladders. Working indoors and outdoors in varying weather conditions. Standing and walking for extended periods. Wearing required personal protective equipment. Occasional lifting and carrying of construction-related materials or equipment. Traveling to the assigned project location on a daily basis. Employment Requirement Candidates who do not meet the minimum requirement of two years of direct multifamily construction experience will not be considered for the Superintendent position.

Pay:

$90,000.00 - $110,000.00 per year
