Job Description

Construction project manager:

You will be responsible for managing all phases of high-end residential construction projects from pre-construction through final turnover. This role serves as the primary liaison between ownership, architects, consultants, subcontractors, and field personnel, ensuring projects are delivered on schedule, within budget, and to the highest standards of craftsmanship.

The ideal candidate has extensive experience managing luxury custom homes valued from $2M to $20M+, exceptional organizational skills, strong financial management abilities, and a commitment to quality.

Primary ResponsibilitiesProject ManagementManage multiple luxury residential construction projects simultaneously.

Develop and maintain detailed project schedules.

Coordinate project milestones from permitting through certificate of occupancy.

Monitor progress and proactively resolve scheduling conflicts.

Lead Owner-Architect-Contractor (OAC) meetings.

Produce weekly project status reports.

Budget & Financial ManagementDevelop and maintain project budgets.

Review subcontractor proposals.

Negotiate contracts and pricing.

Monitor job cost reports.

Prepare monthly financial forecasts.

Manage change orders and client approvals.

Review invoices and approve payment applications.

Identify cost-saving opportunities without compromising quality.

Client RelationsServe as the primary client contact throughout construction.

Communicate schedule updates and project progress.

Manage client expectations.

Coordinate design revisions.

Price and prepare change orders.

Ensure an exceptional customer experience.

Pre-constructionIdentify opportunities to promote BuildForm's services.

Review architectural and engineering drawings.

Participate in constructability reviews.

Coordinate value engineering exercises.

Develop preliminary budgets.

Assist with procurement strategy.

Coordinate long-lead material purchasing.

Field CoordinationCoordinate with Site Supervisor.

Schedule subcontractors.

Monitor daily site activities.

Ensure work complies with plans and specifications.

Resolve field conflicts.

Conduct regular site walks.

Coordinate inspections.

Quality ControlMaintain luxury residential quality standards.

Review installations for workmanship.

Conduct punch list inspections.

Coordinate corrections.

Ensure project closeout documentation is complete.

ProcurementCoordinate vendor selections.

Track long-lead materials.

Monitor deliveries.

Resolve procurement issues.

Maintain procurement logs.

Contract AdministrationManage and direct the Project Coordinator.

Review and process RFIs.

Review submittals.

Track ASIs and revisions.

Manage construction documentation.

Maintain project records.

Regulatory ComplianceEnsure OSHA compliance.

Coordinate municipal inspections.

Manage permit requirements.

Ensure adherence to local Hamptons building codes and environmental regulations.

Qualifications/ExperienceRequired7+ years of residential construction project management experience.

Minimum 5 years managing luxury custom home builds.

Strong understanding of residential construction methods.

Experience managing projects exceeding $2M.Ability to read architectural, structural, MEP, and shop drawings.

Valid driver's license.

Ability to travel throughout the Hamptons.

PreferredBachelor's degree in Construction Management, Engineering, or Architecture.

OSHA 30 Certification.

LEED Accreditation.

PMP Certification.
