Upstate South Carolina Company:
DFH Builders Location:
Upstate South Carolina Position:
Full-Time |
On-Site Compensation:
Competitive Salary Based on Experience + Performance Incentives About the Role We are seeking an experienced, organized, and highly accountable Residential Construction Superintendent to oversee the day-to-day operations of our custom and speculative homebuilding projects throughout Upstate South Carolina. This individual will be responsible for managing construction from site preparation through final completion, ensuring every home is built safely, efficiently, on schedule, within budget, and to our company's quality standards. The ideal candidate is a hands-on construction leader who understands the details of building a home, knows how to manage subcontractors, anticipates problems before they become costly delays, and takes pride in delivering an exceptional finished product. We are looking for someone who takes ownership of the jobsite and drives results without needing constant oversight. Key Responsibilities 1. Project Scheduling & Execution Manage the day-to-day construction activities of assigned custom and spec homes from groundbreaking through completion. Develop, maintain, and execute project schedules, coordinating all subcontractors, suppliers, inspections, and material deliveries. Plan upcoming work in advance to ensure trades are properly sequenced and jobsites remain productive. Identify potential delays, material shortages, scheduling conflicts, and construction issues before they impact the project. Hold subcontractors accountable for meeting agreed-upon schedules and completing work correctly. Manage multiple projects simultaneously while maintaining visibility into the status and next steps of each home. 2. Budget & Cost Control Take ownership of keeping projects within their established construction budgets. Monitor material usage, subcontractor costs, rework, and potential cost overruns. Verify that work is completed according to the approved scope before approving or recommending payment. Identify cost-saving opportunities without sacrificing quality or durability. Communicate anticipated cost overruns, unexpected expenses, and scope changes to management promptly. Help minimize waste, prevent unnecessary change orders, and reduce costs associated with scheduling mistakes and poor workmanship. Track project progress against budget and schedule milestones. 3. Subcontractor & Vendor Management Schedule, coordinate, and manage all trades, including sitework, foundations, framing, roofing, siding, electrical, plumbing, HVAC, drywall, painting, flooring, cabinetry, landscaping, and finish work. Establish clear expectations for quality, scheduling, site cleanliness, and professionalism. Maintain strong working relationships with reliable subcontractors and suppliers. Address performance issues quickly and professionally. Ensure materials are ordered, delivered, and available when needed to keep projects moving. Coordinate multiple trades working on the same project to avoid conflicts, rework, and wasted time. Help identify and develop dependable trade partners as the company grows. 4. Quality Control & Construction Standards Inspect work throughout every phase of construction to ensure compliance with approved plans, specifications, building codes, and company standards. Review plans and construction details before work begins and identify discrepancies or potential conflicts. Verify that critical construction details are completed correctly before they are covered by subsequent work. Coordinate required inspections and promptly resolve deficiencies. Maintain a high standard of workmanship, attention to detail, and finish quality across every project. Create and manage punch lists to ensure deficiencies are corrected before closing or final turnover. Protect the company's reputation by delivering homes that are built correctly the first time. 5. Jobsite Management & Safety Maintain clean, organized, professional, and safe jobsites. Ensure subcontractors follow applicable safety requirements, building codes, and company policies. Monitor site security, material storage, property protection, and general housekeeping. Coordinate inspections, deliveries, site access, and construction logistics. Identify unsafe conditions and correct them promptly. Ensure work areas are properly prepared for upcoming construction activities. 6. Communication & Reporting Provide regular updates to company ownership and management regarding project progress, schedule, budget, outstanding issues, and upcoming work. Maintain accurate daily jobsite logs, progress photos, inspection records, and schedule updates. Communicate construction issues early and present practical solutions rather than simply reporting problems. Coordinate with architects, engineers, suppliers, inspectors, and homeowners when applicable. Document changes, delays, deficiencies, and other important project decisions. Keep management informed of anything that could affect profitability, completion dates, or customer satisfaction. 7. Project Completion & Turnover Coordinate final inspections, utility connections, landscaping, cleaning, and remaining construction activities. Drive punch-list completion and ensure all work meets company standards before turnover. Verify that subcontractors have completed their contracted work and deficiencies have been addressed. Coordinate the collection of applicable warranties, manuals, and closeout documentation. Ensure each home is completed in a timely, professional manner and is ready for sale or homeowner occupancy. Assist with warranty items and post-completion follow-up as needed.
