Construction Project Manager Reports To:
Executive Director Compensation:
Annual salary range of $70,000 to $84,195, commensurate with experience.
Status, Schedule, and Hours:
Exempt, this is a full-time position, typically Monday through Friday, 8:00 am to 5:00 pm. Occasional evening and Saturday work is required to support build days, volunteer events, fundraising activities, and Board or committee meetings. Position Summary The Construction Project Manager leads all construction activity at Central Valley Habitat for Humanity.
Three priorities come first:
planning the work well, having the skill to build a house from site to closing, and running a build program that brings volunteers into the work and keeps every project true to the Habitat mission. This position's responsibilities include managing Central Valley's Site Supervisor, delivering schedules and budgets, securing permits and documentation, securing and managing subcontractors, ensuring compliance with building, site safety, and construction codes, and managing construction plans and drawings. The Construction Project Manager also takes part in site selection and development. The Construction Project Manager supervises, coaches, sets priorities for, and evaluates the Site Supervisor and other construction staff. In coordination with the Executive Director and the affiliate leadership team, the Construction Project Manager makes sure the construction program stays aligned with the vision, mission, and values of Central Valley Habitat for Humanity and supports the achievement of affiliate objectives. Qualifications and Experience At least 5 years of residential home building experience, with at least 3 of those years at a general contracting level. Affordable residential construction experience is preferred. Class B or higher Contractors License preferred. Thorough, demonstrated knowledge of building materials, subcontractor work and requirements, job site safety, and construction management. Relevant experience in construction budgeting, site management, contractor management, home design, construction blueprints, construction scheduling, and permitting and inspection processes. Demonstrated planning, scheduling, and organizational skills. Demonstrated track record and clear commitment to on-time and on-budget project completion. Demonstrated ability to work with the public, volunteers, and partner families, and an understanding of how to incorporate a volunteer workforce into a build. Demonstrated ability to develop and maintain critical industry and community relationships. OSHA compliance (Must Complete Habitat Competent Person safety certification (attained within 3 months). Proficiency in Word, Excel, and Outlook, and in project management and scheduling software, with adaptability to new tools. Excellent verbal and written communication skills in individual and group settings, and a willingness to work well with a diverse range of people. Must be fluent in spoken and written English. Bilingual is a plus. A positive attitude, capable leadership, and adaptability to changing priorities. Ability to work across departments and roles within an organization. Key Responsibilities Planning and Site Development Participate in site selection and development planning, and help evaluate potential property acquisitions, donations, and collaborative development opportunities. Work with local planning offices on site planning and rezoning requests as appropriate, and present to the Planning Commission, City Council, or Board of Supervisors for community development planning. Work with commercial engineers to develop tracts of property, and with legal and survey resources to develop community plats for locality approval. Develop land use and home plans that comply with easements, setbacks, and other relevant factors. Work with the Building and Site Committee so plans meet the guidelines of Habitat for Humanity International and fit the selected partner family and the specific building site. Develop and oversee construction work plan schedules, including house construction schedules that build in volunteer workdays and coordinates each stage of construction. Obtain all building permits, site permits, surveys, and utility hook-ups in a timely manner. Schedule materials and subcontractors to ensure efficient outcomes. Manage all construction plans and drawings. Building Homes Oversee all areas of construction to ensure homes are built to
ENERGYSTAR
standards, Habitat standards, CVHFH specifications, building codes, and local ordinances. Ensure all building projects are completed in a timely, safe, and fiscally responsible manner. Lead and participate in construction site activities. Ensure timely completion of punch list reviews and punch list remediation. Coordinate completion of all warranty work reported within one year of the sale of the house and ensure a timely and appropriate response to all home and construction warranty concerns. Volunteers and Mission Balance critical path objectives with maximized volunteer engagement. Coordinate planned building activities with the Community Outreach and Volunteer Coordinator and the Site Supervisor on volunteer needs, recruitment, training, scheduling, and oversight. Coordinate with Resource Development staff and committees to partner with contractors for in-kind donations. Attend groundbreaking and dedication ceremonies for each house. Participate as needed in Partner Family education programs. Budget, Bids, and Contractors Develop and manage construction budgets in conjunction with other staff. Procure competitive bids from area subcontractors and suppliers. Develop and maintain subcontractor and construction material vendor relationships, and secure and manage all needed subcontractors. Review all construction-related invoices and code appropriately. Safety and Compliance Ensure compliance with all OSHA, Habitat, and local safety standards and policies. Ensure all building projects adhere to Habitat standards, building codes, and local ordinances. Partner Families and Homeowners Develop house plans with the homeowners and Homeowner Services Manager. Communicate with Homeowner Services regarding house construction progress. Conduct a walk-through with the partner family before closing and coordinate correction of any defects. Conduct house completion training sessions with homeowners on long-term maintenance. Reporting and Communication Communicate on a regular basis with the Executive Director and the Building and Site Committee to report progress and any problems. Prepare a monthly progress report for the Board of Directors and attend Board meetings when requested. Effectively communicate project assignments, subcontractor scheduling, and project updates. Provide consistent, timely, and required building status updates to Habitat support personnel. Secondary Responsibilities Develop and maintain relationships with local building organizations, associations, and government officials related to construction, land use, inspections, and permits. Attain and maintain Competent Person safety training, CPR certification, and any needed general contractor licensing. Attend routine construction, staff, and board meetings as directed. Affirm and demonstrate a passion for the mission and values of Habitat for Humanity. Perform other duties as assigned. Physical Requirements Ability to perform all aspects of manual construction labor, including sitting, standing, walking, carrying, pushing, pulling, climbing, and bending. Ability to lift up to 50 pounds and team lift up to 100 pounds on a regular basis. Personal vehicle, valid driver's license, and proof of current personal vehicle insurance. Background check.
