Job Description

Construction Estimator / Project Manager Commercial & Industrial Concrete Construction Full-Time | In-Person / Office-Based Position Position Summary An established commercial concrete subcontractor is seeking an experienced Construction Estimator / Project Manager for a full-time, in-person position. This is a combined Estimating and Project Management role . It is not a remote or hybrid work-from-home position. We are a small, hands-on specialty subcontractor rather than a large general contractor. Our management structure is intentionally lean, and this position is designed for an individual who is comfortable handling both estimating and project management responsibilities.
Our work includes:
  • Industrial and commercial concrete construction
  • Foundations, footings, walls, and slabs
  • ICF construction
  • Concrete grinding and polishing
  • Core drilling
  • Concrete saw cutting
  • Specialty and miscellaneous concrete work The successful candidate will participate in the complete project lifecycle—from reviewing plans and preparing estimates through managing awarded projects, monitoring job costs, coordinating with field personnel, reviewing employee time, and closing projects out successfully.
We are looking for someone who understands construction, can manage multiple priorities, and wants meaningful responsibility within a smaller construction company. Estimating & Preconstruction Responsibilities
  • Review construction drawings, specifications, addenda, and bid documents.
  • Perform detailed quantity takeoffs.
  • Develop labor, material, equipment, subcontractor, and miscellaneous project costs.
  • Prepare project estimates and bid proposals.
  • Solicit and evaluate supplier and subcontractor quotations.
  • Identify scope requirements, exclusions, qualifications, and potential project risks.
  • Attend pre-bid meetings and site visits when necessary.
  • Maintain organized estimate and bid documentation.
  • Review historical job-cost information to improve future estimating accuracy.
  • Assist with project handoff from estimating to operations.
Estimating may include:
  • Footings and foundations
  • Concrete walls
  • Slabs-on-grade
  • Structural and elevated concrete
  • Reinforcing steel and welded wire reinforcement
  • Formwork
  • ICF construction
  • Equipment pads and foundations
  • Site concrete
  • Sidewalks and curbs
  • Concrete grinding and polishing
  • Core drilling
  • Saw cutting
  • Demolition
  • Miscellaneous concrete work Project Management Responsibilities Manage awarded projects from contract award through completion.
Responsibilities include:
  • Review contracts, plans, specifications, and awarded scope.
  • Establish and maintain project budgets.
  • Coordinate project startup and mobilization.
  • Communicate with general contractors, owners, vendors, subcontractors, and field personnel.
  • Coordinate material purchasing and deliveries.
  • Assist with manpower and equipment planning.
  • Track project schedules and upcoming requirements.
  • Prepare and manage RFIs as required.
  • Coordinate project submittals.
  • Maintain project documentation.
  • Identify changes in scope.
  • Prepare and submit change-order pricing.
  • Track pending and approved change orders.
  • Monitor project costs against estimates and budgets.
  • Review labor productivity.
  • Identify potential cost overruns early.
  • Attend project meetings when required.
  • Conduct jobsite visits as necessary.
  • Manage punch-list and project closeout requirements.
Field & Operations Coordination The Estimator / Project Manager will work closely with field supervision and company management.
Responsibilities include:
  • Coordinate upcoming project requirements with field personnel.
  • Review manpower needs.
  • Coordinate equipment and material requirements.
  • Review project progress.
  • Help resolve field questions and project issues.
  • Verify work being performed is consistent with project scope.
  • Monitor field productivity.
  • Visit active jobsites as necessary.
  • Maintain communication between the office and field.
This position does not replace field supervision. The Estimator / Project Manager is expected to support field leadership while maintaining responsibility for the overall financial and contractual performance of assigned projects. Job Cost & Financial Management The Estimator / Project Manager is expected to understand and monitor the financial performance of assigned projects.
Responsibilities include:
  • Maintain project budgets.
  • Compare estimated costs to actual costs.
  • Monitor labor hours and productivity.
  • Review material costs.
  • Review equipment costs.
  • Monitor subcontractor and committed costs.
  • Track change-order revenue and associated costs.
  • Assist accounting with accurate project billing information.
  • Participate in cost-to-complete forecasting.
  • Review project profitability throughout construction.
  • Identify unfavorable cost trends and address them promptly.
Employee Timekeeping & Payroll Approva l This position will be responsible for reviewing and approving field employee time through the company's electronic timekeeping system before payroll is processed.
Responsibilities include:
  • Review employee time entries.
  • Verify hours are charged to the correct project.
  • Verify hours and work activities are reasonable.
  • Review overtime.
  • Identify missing or questionable entries.
  • Coordinate corrections with field supervision.
  • Approve completed time records for payroll processing.
The Estimator / Project Manager does not process company payroll . This position provides operational review and approval of employee time before payroll is submitted to accounting.
Qualifications Preferred qualifications include:
  • Commercial or industrial construction experience.
  • Concrete construction experience strongly preferred.
  • Estimating and/or project management experience.
  • Ability to read and interpret construction drawings and specifications.
  • Knowledge of concrete construction means and methods.
  • Understanding of concrete forming, reinforcing, placing, finishing, and related operations.
  • Ability to perform construction quantity takeoffs.
  • Understanding of construction job costing.
  • Experience preparing and managing change orders.
  • Strong computer skills.
  • Experience with estimating and project management software.
  • Experience with electronic employee timekeeping systems.
  • Strong Microsoft Excel skills.
  • Strong written and verbal communication skills.
  • Valid driver's license. A degree in Construction Management, Engineering, Business, or a related field is beneficial but is not required for a candidate with strong practical construction experience and demonstrated ability . What We Are Looking For The ideal candidate:

  • Is willing to visit jobsites and understand actual field conditions.
  • Is interested in helping improve company processes and systems.
  • Values accountability, accuracy, and follow-through.
Position Structure This is a combined Estimator / Project Manager position . The allocation of responsibilities will change based on company workload. During certain periods, estimating and bidding may require greater attention. During periods of significant active construction, project management responsibilities may become the primary focus. The successful candidate must be able to shift between these responsibilities based on bid deadlines, project schedules, field operations, and company priorities. Because we are a smaller specialty contractor, this position offers substantial involvement in the company's projects and direct interaction with ownership and field operations. Work Location & Schedule This is a full-time, in-person, office-based position. This is not a remote or work-from-home position . The employee will primarily work from the company's office and will travel to jobsites, pre-bid meetings, project meetings, and other construction-related locations as required. Normal work hours and schedule will be discussed during the interview process. Compensation & Benefits Compensation will be based on the candidate's experience, construction knowledge, estimating ability, project management experience, and overall qualifications. $65,000 - $85,000 per year salary with bonus potential.
