If you like being trusted to manage your day, getting out into the community, solving problems, and doing work where attention to detail actually matters, you may be exactly who we're looking for. Step Up Property Management is looking for a dependable, capable Property Field Specialist to join our Sonora team. This isn't simply a job driving from property to property checking boxes. Our Field Specialist serves as our eyes and ears at the properties we manage . You'll see firsthand how our homes are being maintained, what needs attention, what condition a property is in when a resident moves out, and what needs to happen before the next resident moves in. You'll use your firsthand knowledge not only to conduct inspections and showings, but also to help coordinate property turns, assist with maintenance, document move-in and move-out conditions, and support the final accounting process. For someone who proves capable and wants to grow with us, this position has the opportunity to develop into a permanent role with greater responsibility. What Your Day Might Look Like You'll start each morning at our Sonora office, review your assignments, gather any keys or materials you need, and head into the field in a company vehicle. Most days involve approximately 5-7 property visits , generally within 5-10 miles of the office, although occasional travel outside the immediate area may be required.
Your responsibilities may include:
Conducting scheduled property showings for prospective residents Completing routine property inspections Conducting move-in and move-out inspections Documenting property conditions with detailed notes and photographs Following guided inspection workflows using a company-issued iPad Identifying maintenance concerns and reporting issues that require attention Helping coordinate maintenance based on conditions observed in the field Assisting with rental property turns between residents Tracking items necessary to prepare a vacant property for its next resident Supporting move-out final accountings with accurate inspection documentation and property information Managing property keys and lockboxes Posting authorized notices or property signage Providing property access to approved vendors Checking smoke and carbon monoxide detectors and other property items as directed Communicating professionally with residents, prospective residents, vendors, property owners, and coworkers Completing administrative work associated with inspections, property turns, maintenance, and move-outs Because you'll regularly visit the properties we manage, you'll often know things about them that can't be learned from a computer screen. We want someone who can connect those dots, communicate what they see, and help move the next task forward. You Don't Need Property Management Experience. We're willing to train the right person. Previous property management, leasing, inspection, maintenance coordination, hospitality, customer service, administrative, delivery, or field-service experience can be helpful—but reliability, judgment, initiative, and attention to detail matter more to us than having the perfect résumé. We're looking for someone who: Shows up on time and can be counted on Communicates comfortably and professionally with different people Notices details others may overlook Takes initiative instead of waiting to be told about every next step Can work independently without constant supervision Can manage multiple responsibilities and follow through on unfinished tasks Is comfortable learning technology and using an iPad throughout the day Takes accurate documentation seriously Can follow established procedures while exercising good judgment Is comfortable entering occupied and vacant residential properties Enjoys solving problems and helping bring them through to completion Wants the opportunity to learn more about property management and take on greater responsibility Driving Requirements Because driving is an essential part of this position, candidates must have a valid driver's license and at least five years of good driving history sufficient to meet company insurance requirements. A company vehicle is provided for company business during working hours . The vehicle remains at the Sonora office and is not provided for commuting or personal use.
