Job Description

Field Property Inspection Specialist Position Summary The Field Property Inspection Specialist supports the property management team by conducting regular field visits, property evaluations, inspections, tenant transitions, property showings, and quality assurance checks. This position serves as the property manager's eyes and ears in the field, identifying property conditions, compliance concerns, tenant issues, and maintenance needs before they become larger problems. The ideal candidate is dependable, observant, organized, professional, and comfortable working independently at multifamily residential properties. Key Responsibilities Property Evaluations & Inspections
  • Conduct scheduled and drive-by property evaluations.
  • Walk multifamily properties and common areas to identify maintenance, safety, cleanliness, curb appeal, and compliance issues.
  • Perform internal property condition checks and semi-annual inspections.
  • Document property conditions with photographs, notes, and inspection reports.
  • Identify potential lease, property, or safety violations and promptly report findings to the property manager.
  • Conduct quality assurance checks to ensure properties are being maintained to owner and management standards. Tenant Move-In & Move-Out
  • Conduct tenant move-in and move-out inspections.
  • Complete detailed condition checklists and photo documentation.
  • Perform tenant closeouts and document property condition, keys, access devices, and outstanding items.
  • Identify damages or maintenance concerns for follow-up by the property management team. Property Showings & Leasing Support
  • Conduct property showings for prospective tenants.
  • Provide professional and courteous customer service during showings.
  • Ensure properties are clean, accessible, secure, and presentation-ready.
  • Report showing feedback and property concerns to the management team. Compliance & Tenant Relations
  • Post and/or deliver lease violation notices and other authorized property notices.
  • Monitor properties for compliance with lease requirements and community rules.
  • Document observed violations and provide accurate information to the property manager.
  • Maintain professionalism and neutrality when interacting with tenants. Minor Maintenance & Property Support
  • Perform minor, maintenance and property upkeep tasks as assigned.
  • Place and maintain property signs, directional signage, and leasing materials.
  • Install, remove, and manage lockboxes and property access devices.
  • Report larger maintenance, safety, or repair issues for appropriate vendor or management follow-up.
  • Assist with property readiness and other field-related operational tasks as needed. Quality Assurance
  • Help ensure owners receive well-maintained, properly documented, and professionally presented properties.
  • Help ensure tenants receive a safe, clean, functional, and properly maintained living environment.
  • Verify that identified issues are communicated and followed through to resolution.
  • Maintain accurate records, photographs, inspection reports, and documentation. Qualifications & Skills
  • Previous experience in property management, multifamily housing, maintenance, inspections, construction, or a related field preferred.
  • Strong attention to detail and ability to recognize property deficiencies.
  • Excellent communication and customer-service skills.
  • Ability to work independently and manage a daily field schedule.
  • Comfortable walking properties, climbing stairs, and performing some physical tasks.
  • Basic understanding of residential property maintenance and common building issues.
  • Reliable transportation and a valid driver's license.
  • Smartphone capable of taking photographs and completing electronic reports/checklists.
  • Professional appearance and demeanor.
  • Ability to maintain confidentiality and handle tenant interactions professionally.
  • Ability to drive and have a valid driver's license and insurance.
Core Performance Expectations The Field Property Inspection Specialist is expected to be observant, responsive, thorough, and proactive . The goal of the position is not simply to identify problems, but to help the property management team discover issues early, document them accurately, maintain compliance, protect the owner's investment, and provide a positive experience for tenants.
Pay:
$20.00 - $26.00 per hour Expected hours: 40.0 per week
