Job Summary:
REACO Heating & Air Conditioning, Inc., a well-established HVAC and sheet metal contractor, is seeking a highly motivated and detail-oriented Project Manager / Estimator to estimate, plan, coordinate, and manage commercial HVAC and sheet metal projects from the bidding stage through project completion. This position is responsible for preparing accurate and competitive estimates, reviewing plans and specifications, developing project budgets, and coordinating awarded projects with field personnel, general contractors, vendors, subcontractors, and internal departments. The ideal candidate will have a strong understanding of HVAC and sheet metal construction, excellent organizational skills, and the ability to manage multiple estimates and active projects simultaneously.
Essential Job Functions:
Estimating & Preconstruction
- Review construction drawings, mechanical plans, specifications, addenda, and other bid documents to determine HVAC and sheet metal scope of work.
- Perform detailed quantity takeoffs for HVAC equipment, ductwork, sheet metal, piping, materials, labor, and other project requirements.
- Prepare accurate and competitive cost estimates for HVAC and sheet metal projects.
- Solicit and review pricing and proposals from equipment suppliers, vendors, and subcontractors.
- Analyze labor, material, equipment, subcontractor, and other project costs when preparing estimates.
- Identify project scope requirements, exclusions, clarifications, allowances, and potential cost or scheduling concerns.
- Prepare bid proposals and supporting estimating documentation.
- Review addenda and revisions to bid documents and incorporate changes into estimates as required.
- Maintain organized estimating files, takeoffs, vendor quotations, and supporting bid documentation.
- Assist with bid reviews and project handoff from estimating to project management upon award.
- Prepare estimates and pricing for change orders and additional work on active projects.
- Maintain current knowledge of HVAC equipment, materials, labor requirements, construction methods, and industry pricing. Project Management
- Manage HVAC and sheet metal contracts from project award through completion.
- Review contract documents, plans, specifications, schedules, and project requirements.
- Develop and maintain project budgets based on approved estimates and contract requirements.
- Monitor project costs and compare actual costs against estimated and budgeted costs.
- Coordinate project activities with field personnel, general contractors, vendors, subcontractors, and internal departments.
- Lead interdepartmental coordination to ensure assigned projects are completed on time, within budget, and in accordance with plans and specifications.
- Identify project tasks, priorities, and deadlines and delegate responsibilities as appropriate.
- Procure equipment, materials, and subcontracted services as required for assigned projects.
- Review and process project submittals, RFIs, change orders, and other project documentation as required.
- Address project-related questions, concerns, scheduling issues, and other matters throughout the course of the project.
- Serve as a primary point of contact between REACO, general contractors, vendors, subcontractors, and other project stakeholders.
- Track project progress, costs, changes, and potential impacts to the project schedule or budget.
- Ensure projects comply with applicable federal, state, and local requirements as well as contractual requirements, company standards, specifications, and industry best practices.
- Assist with project closeout and ensure required documentation is completed and submitted.
- Perform other related duties as assigned. Managerial

Knowledge, Skills, & Abilities:
- Strong knowledge of HVAC, sheet metal, and commercial construction practices.
- Ability to accurately read and interpret mechanical plans, construction drawings, specifications, and bid documents.
- Knowledge of HVAC estimating principles, quantity takeoffs, labor calculations, material pricing, and project costing.
- Ability to develop and maintain project estimates and budgets.
- Strong mathematical, analytical, and problem-solving skills.
- Excellent organizational skills and attention to detail.

- Ability to manage multiple bids and active projects simultaneously.

- Ability to identify discrepancies, scope gaps, and potential cost impacts in construction documents.
- Proficiency with Microsoft Office Suite and HVAC estimating, construction management, BIM, and/or related software.
- Proficiency with Blue Beam software.
- Ability to learn and effectively use company estimating and project management systems.
Education and Experience:
- Minimum of three years of experience in HVAC, mechanical, sheet metal, construction estimating, project management, or a closely related field preferred.
- Previous experience estimating commercial HVAC and/or sheet metal projects strongly preferred.
- Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred; equivalent relevant construction and HVAC industry experience may be considered.
- Working knowledge of commercial HVAC systems, sheet metal fabrication/installation, construction drawings, and specifications preferred.

Pay:
