Our Land Development Division supports residential subdivision development through site work, land clearing, mass grading, erosion control, storm drainage, utility installation, and infrastructure development. As our operations continue to grow, we are seeking an experienced Heavy Equipment Operator to join our Land Development team. This is a hands-on field position for an experienced operator who understands active construction environments, takes pride in the proper operation and care of equipment, and can work effectively as part of a production-focused field team. Our office is located in Elgin, SC, with field work performed at active project sites throughout the Greater Columbia, SC territory. Position Summary The Heavy Equipment Operator is responsible for safely and efficiently operating heavy construction equipment in support of residential subdivision and land-development projects. This position will perform work associated with mass grading, clearing, site preparation, storm drainage, erosion control, infrastructure installation, material movement, and other land-development activities. Candidates must have previous professional heavy-equipment operating experience and be comfortable working around multiple pieces of equipment, crews, and changing site conditions. Previous off-road dump truck operating experience is required. The ideal candidate is a safety-conscious and dependable operator who understands production expectations, properly maintains assigned equipment, communicates effectively with field leadership, and is willing to assist with other job-site responsibilities when needed. Key Responsibilities Safely and efficiently operate heavy construction equipment on active residential land-development projects. Operate off-road dump trucks to transport soil, aggregate, debris, and other materials throughout active job sites. Operate equipment such as dozers, excavators, loaders, motor graders, water trucks, skid steers, mini excavators, and other heavy machinery based on experience and project needs. Perform work associated with mass grading, clearing, site preparation, storm drainage, erosion control, infrastructure installation, and material movement. Load, haul, spread, stockpile, and relocate materials as required by site operations. Follow established haul routes, traffic patterns, spotter instructions, and job-site procedures when operating equipment. Maintain awareness of changing ground conditions, personnel, utilities, structures, and other equipment operating within the work area. Conduct required pre-operation and routine equipment inspections to identify potential mechanical, maintenance, or safety concerns. Perform basic daily equipment maintenance, including checking fluids, lubrication, cleaning, and other routine operator responsibilities. Immediately report equipment damage, mechanical concerns, unsafe conditions, or required repairs to supervision. Follow company safety procedures, OSHA requirements, equipment operating procedures, and established job-site safety practices. Read and follow site plans, grading information, stakes, elevations, and field instructions as applicable to assigned work. Work collaboratively with crew leads, supervisors, project managers, laborers, and other equipment operators to maintain efficient job-site operations. Complete assigned work safely and efficiently while maintaining established production schedules and quality expectations. Properly care for company-owned equipment, tools, and materials. Maintain a clean and organized equipment cab and work area. Assist with general site and land-development activities as needed based on project requirements. Required Qualifications Minimum of 2 years of professional heavy-equipment operating experience. Previous off-road dump truck operating experience is required. Demonstrated ability to safely operate heavy equipment in an active construction, site-development, grading, or heavy civil environment. Experience with one or more additional pieces of heavy equipment, such as dozers, excavators, loaders, graders, water trucks, skid steers, or mini excavators. Basic mechanical knowledge and ability to conduct routine equipment inspections and operator-level maintenance. Understanding of heavy-equipment safety practices and job-site hazards. Ability to follow verbal and written instructions accurately. Ability to work effectively around other equipment, field personnel, and active construction operations. Strong attention to detail, situational awareness, and commitment to safe equipment operation. Valid driver's license and ability to meet company driving requirements. Reliable attendance and dependable transportation. Ability to work outdoors for extended periods in varying weather and site conditions. Ability to perform the physical demands of the position when required.
