Service Manager Position Summary Zehr Properties is seeking a dependable, experienced painter to prepare and paint apartments, commercial spaces, common areas, and other company-owned properties. The ideal candidate takes pride in producing clean, professional results, works efficiently, communicates well, and maintains a clean and safe work area. This position plays an important role in completing apartment turns, maintaining occupied units, and ensuring every Zehr Properties location meets our quality standards. Primary Responsibilities Prepare walls, ceilings, trim, doors, cabinets, and other surfaces for painting. Patch nail holes, cracks, dents, and minor drywall damage. Sand, scrape, caulk, prime, and clean surfaces before painting. Apply paint using brushes, rollers, and sprayers when appropriate. Match existing paint colors and finishes as closely as possible. Paint occupied apartments, vacant units, commercial spaces, hallways, common areas, and exterior surfaces. Complete painting assignments according to established deadlines. Protect floors, furniture, appliances, countertops, and other surfaces by properly using plastic, drop cloths, tape, and tarps. Remove outlet covers, switch plates, hardware, and other items when necessary to produce a professional finish. Maintain clean, straight paint lines and consistent coverage. Clean the work area at the end of every workday. Properly store paint, tools, supplies, and equipment. Dispose of paint materials and job-site debris properly. Notify the Service Manager when additional repairs, materials, or supplies are needed. Report water damage, mold concerns, structural damage, safety hazards, or other maintenance issues discovered while working. Assist with apartment turns and other property-maintenance projects when needed. Follow all company safety policies and product instructions. Work-Order Documentation Clock in and out of each assigned work order correctly. Take clear photographs before beginning work. Take progress photographs when required. Take clear photographs after the work is completed. Enter detailed notes in AppFolio describing the work performed, materials used, and any additional repairs needed. Update the work-order status as directed by the Service Manager. Submit completed work for quality-control inspection. Immediately report any reason an assignment cannot be completed. A work order is not considered complete until all required photographs, notes, time entries, and status updates have been entered into AppFolio. Quality Expectations The painter is expected to: Complete work correctly the first time. Produce clean, professional, and consistent results. Avoid paint on floors, fixtures, windows, hardware, cabinets, or other unintended surfaces. Maintain a clean and organized work area. Never paint over dirt, dust, grease, loose paint, or unrepaired surface damage. Correct any work that does not meet Zehr Properties' standards. Treat tenants, coworkers, vendors, and company property professionally and respectfully. Qualifications Previous residential or commercial painting experience is preferred. Knowledge of surface preparation, drywall patching, priming, and paint application. Ability to use brushes, rollers, ladders, basic hand tools, and painting equipment safely. Ability to work independently and manage assigned projects efficiently. Strong attention to detail. Dependable attendance and punctuality. Good communication and organizational skills. Ability to follow written and verbal instructions. Smartphone skills sufficient to use AppFolio, take photographs, and document completed work. Valid driver's license and reliable transportation. Ability to pass any required background screening. Physical Requirements Ability to lift and carry up to 50 pounds. Ability to stand, bend, kneel, climb, reach, and work on ladders for extended periods. Ability to work indoors and outdoors in varying temperatures. Ability to safely handle paint, primers, cleaning products, and related materials. Ability to wear required personal protective equipment. Pay:
$16.00 - $20.00 per hour
