Approximately 10 Weeks for Initial Data Collection Phase Position Summary Colorado Network Staffing (CNS) is seeking a detail-oriented Exterior, Structural & Roofing Facility Assessor / BUILDER Database Update Specialist to support a facility condition assessment, asset data collection, and database integration project. This position is focused on the visual inspection, identification, condition assessment, and documentation of building exterior, roofing, and accessible structural systems within existing facilities. The Assessor will conduct on-site facility assessments, document observable conditions and deficiencies, collect asset information, and maintain accurate facility records within BUILDER, Prometheus, and other Enterprise Asset Management (EAM) or Computerized Maintenance Management Systems (CMMS) . The Assessor will spend a significant portion of the workday in the field evaluating roofing systems, exterior walls and cladding, foundations, structural components, exterior openings, drainage-related building components, and other building-envelope assets . This role is well suited for candidates with backgrounds in roofing, building envelope inspection, construction inspection, facility condition assessments, structural construction, commercial building maintenance, or related building systems . An engineering degree is not required for this position. Candidates with hands-on roofing, construction, inspection, structural, building envelope, facility maintenance, military, or federal facility experience are strongly encouraged to apply. Previous experience with BUILDER, Prometheus, NexGen, or comparable
EAM/CMMS
platforms is preferred. Essential FunctionsExterior, Structural & Roofing Assessments Conduct on-site visual assessments focused on roofing, building envelope, exterior, and accessible structural systems . Identify, locate, inventory, and document applicable building components according to established project requirements. Evaluate and document observable conditions, deterioration, damage, and deficiencies. Assess exterior and structural components including, as applicable: Low-slope and steep-slope roofing systems Membrane roofing systems Built-up and modified bitumen roofing Metal roofing systems Asphalt shingles and other roof coverings Roof flashing, coping, penetrations, curbs, and transitions Roof drains, gutters, downspouts, and associated drainage components Parapets and roof-edge conditions Exterior walls and wall assemblies Masonry and concrete exterior surfaces Siding, panels, and exterior cladding systems Exterior sealants and joints Exterior doors, windows, louvers, and openings Foundations and exposed concrete Accessible structural framing and supports Columns, beams, slabs, and other visible structural components Exterior stairs, ramps, canopies, and related building components Document observable conditions such as cracking, corrosion, deterioration, displacement, water intrusion, failed sealants, damaged flashing, ponding, membrane deterioration, missing or damaged materials, and other visible deficiencies . Record available material types, approximate quantities, locations, component characteristics, and other required asset information. Capture photographs, measurements, component identifiers, and supporting documentation. Apply asset tags or other identification methods when required by the project. Utilize tablets, laptops, cameras, measuring devices, and approved field equipment. Identify discrepancies between existing facility records and actual field conditions. Review collected information for completeness and accuracy before submission. Roofing & Building Envelope Assessments Perform visual condition assessments of accessible roof areas and roofing components. Identify roofing system types and document observable roof conditions. Inspect accessible flashing, penetrations, roof edges, parapets, drains, gutters, and other associated components. Identify observable indications of deterioration, moisture-related damage, drainage concerns, failed materials, or potential water-intrusion pathways. Assess exterior wall and cladding systems for visible deterioration, cracking, damaged components, failed joints, corrosion, or other deficiencies. Document observable conditions affecting the performance or serviceability of building-envelope components. Collect information necessary to support facility condition ratings and long-term asset-management planning. Follow all established fall-protection, ladder-access, roof-access, and facility safety requirements. Do not access roofs, elevated areas, or structural components unless access has been authorized and can be performed safely in accordance with project requirements. Structural Condition Observations Conduct visual observations of accessible structural components as required by the assessment scope. Identify and document observable deterioration or distress in concrete, masonry, steel, wood, and other structural materials. Document visible conditions such as cracking, spalling, corrosion, deformation, settlement indicators, damaged connections, moisture-related deterioration, or other apparent deficiencies. Capture photographs, measurements, locations, and supporting information for observed conditions. Identify conditions requiring additional review by project leadership or appropriately qualified technical professionals. Maintain the distinction between a facility condition assessment and a formal structural engineering evaluation . Immediately communicate conditions that appear to present potential safety concerns in accordance with project procedures. BUILDER, Prometheus & Asset Management Systems Enter, update, validate, and maintain roofing, exterior, building envelope, and structural asset information within BUILDER and Prometheus. Utilize NexGen or other applicable

platforms when required by the project. Maintain accurate component inventories, condition information, quantities, locations, and associated facility records. Review existing database information against field-observed conditions and make appropriate updates. Support condition ratings using established assessment criteria and project procedures. Support migration and integration of collected information into existing asset-management databases. Perform data validation and quality-control reviews to identify incomplete, inconsistent, or inaccurate records. Maintain data integrity throughout the assessment and database-update process. Follow established naming conventions, system procedures, cybersecurity requirements, and approved application requirements. Asset Data Management & Integration Input and maintain large volumes of facility and component data with a high degree of accuracy. Compare existing roofing, exterior, and structural asset records with observed field conditions. Verify component types, materials, locations, quantities, and observable conditions. Assist with integration of field-collected information into existing facility-management systems. Identify duplicate, incomplete, outdated, or inconsistent asset records. Maintain organized electronic records, photographs, measurements, and supporting documentation. Support database cleanup and standardization efforts. Coordinate with project leadership and technical personnel regarding assessment and data requirements. Ensure information is maintained according to established project standards and quality requirements. Field Coordination & Facility Access Coordinate access to roofs, building exteriors, equipment areas, exterior utility areas, and other required facility locations . Follow established escort, restricted-area, roof-access, ladder, and fall-protection procedures. Plan daily assessment routes based on facility access, project priorities, weather conditions, and assigned schedules. Communicate professionally with facility occupants, escorts, maintenance personnel, project staff, and other stakeholders. Work independently throughout assigned facilities while maintaining communication with the project team. Follow applicable facility safety, security, access, and operational requirements. Minimize disruption to occupied and operational facilities while conducting assessments. Communicate inaccessible areas, unsafe conditions, or other issues preventing completion of an assessment. Project Coordination & Quality Control Collaborate with the Project Manager, assessment team, and technical personnel to achieve established project milestones. Participate in project planning sessions, status meetings, and progress updates. Follow project schedules, assessment procedures, condition-rating standards, and guidance documentation. Communicate field progress, observed deficiencies, access issues, data concerns, and project risks to appropriate team members. Review completed assessments for accuracy, consistency, and completeness. Correct identified data discrepancies and support project quality-control activities. Maintain organized records of completed facilities, building components, and outstanding work. Support quality reviews prior to final database submission. Qualifications - REQUIRED Previous professional experience involving roofing, building exteriors, structural construction, construction inspection, facility condition assessments, building maintenance, building envelope systems , or a closely related field. Working knowledge of common commercial, industrial, institutional, or federal building construction and exterior systems. Ability to identify common roofing materials, exterior components, and building-envelope systems. Ability to visually assess and accurately document observable deterioration and deficiencies. Familiarity with common roofing and exterior conditions such as membrane deterioration, damaged flashing, ponding, failed sealants, cracking, corrosion, spalling, water intrusion, and material deterioration . Ability to recognize when observed conditions require escalation or additional technical evaluation. No engineering degree is required. Strong attention to detail and commitment to data accuracy and consistency. Ability to enter, validate, and maintain large volumes of facility asset information. Basic proficiency with computers, tablets, cameras, and electronic data-entry systems. Ability to learn and navigate asset-management and facility-database applications. Strong organizational and time-management skills. Ability to follow established inspection procedures, safety requirements, data standards, and project documentation. Ability to work independently in field environments for extended periods. Strong communication and coordination skills. Ability to manage daily assignments and meet established project deadlines. Ability to obtain required system access and credentials within 30 days of project start . Preferred Qualifications Previous Facility Condition Assessment (FCA) experience with an emphasis on roofing, building envelope, or structural components. Commercial or industrial roofing inspection, installation, maintenance, or construction experience . Experience with low-slope, membrane, metal, built-up, modified bitumen, or other commercial roofing systems. Building envelope inspection or construction experience. Experience with concrete, masonry, structural steel, or other structural building systems. Construction inspection or quality-control experience. Experience reading basic architectural, structural, roofing, or construction drawings. Familiarity with roof plans, details, specifications, and construction documentation. Roofing or building-envelope certifications are a plus. Previous experience with BUILDER Sustainment Management System (SMS) . Experience with Prometheus BUILDER software . Experience with NexGen or similar asset-management platforms. Experience with other Enterprise Asset Management (EAM) or Computerized Maintenance Management Systems (CMMS) . Experience working at military installations, federal facilities, or other government properties . Military or veteran experience is a plus. Experience with asset inventories, facility databases, or asset tagging is preferred. Work may be performed on or around rooftops, building perimeters, exterior walls, utility areas, warehouses, maintenance facilities, administrative buildings, and other facility environments depending on project requirements. The Assessor will frequently move throughout multiple buildings and exterior areas during the workday and may be exposed to varying weather and environmental conditions. Roof access will only be performed when authorized and when appropriate safety requirements, including applicable fall-protection and access procedures, have been satisfied. The position also includes computer-based work involving database updates, condition documentation, data validation, and quality-control activities. Physical Demands This is an active field position requiring significant walking and movement throughout project facilities. The employee must be able to: Walk approximately 10,000 or more steps per day while conducting facility assessments. Walk and stand for extended periods throughout the workday. Navigate buildings, exterior areas, uneven surfaces, and facility grounds. Regularly climb and descend stairs. Climb ladders and access rooftops when authorized and safely accessible. Bend, stoop, kneel, crouch, and reach as necessary to observe building components. Work outdoors in varying temperatures and weather conditions. Safely navigate roof surfaces and exterior areas within established project and safety requirements. Carry and operate basic inspection equipment, including tablets, laptops, cameras, measuring devices, and related tools. Visually inspect roofing, exterior, and accessible structural components and identify observable conditions and deficiencies. Perform computer and data-entry activities following field assessments. Position Type / Expected Hours of Work This is a temporary, project-based position with an anticipated initial data collection period of approximately 10 weeks . Work will primarily be performed on-site at assigned project facilities. Daily schedules may vary based on facility access, weather conditions, operational requirements, escort availability, and project priorities. The position may involve largely independent field work with periodic team meetings, project coordination, and data-management activities. Travel Travel requirements will vary based on assigned project locations. Employees may be required to travel between buildings, facilities, or project sites to complete assigned assessments and database activities. Any extended or overnight travel requirements will be communicated based on project needs. Work Authorization / Security Requirements Must be authorized to work in the United States. Must be able to meet applicable client and project background requirements. Must be able to obtain required facility, system, and database access credentials. Must be able to obtain required system access within approximately 30 days of project start . Must comply with applicable cybersecurity, information-security, facility-access, and safety requirements. Additional background screening or federal facility-access requirements may apply depending on the assigned project.
