$8,200 for the job About the job We're looking for an experienced commercial-style flat roofing crew to replace a residential flat roof in Carlsbad, NM. The roof is about 2,700 sq ft. The job is a tear-off of the old tar-and-gravel roof and installation of a new GAF EverGuard 60-mil white TPO roof, fully adhered with heat-welded seams. It also includes custom black metal perimeter flashing (about 260 LF). Scope of work Protect the stucco, windows, and landscaping. Set up safe access and fall protection. Tear off the existing tar-and-gravel roof down to the deck and dispose of the debris. Inspect the deck and replace damaged sheets (2 sheets included). Photograph and report any extra damage before repairing it. Install cover board or insulation per GAF requirements. Install 60-mil white TPO, fully adhered, with all seams heat-welded and probe-tested. Flash all penetrations, curbs, walls, and transitions with TPO, and terminate the edges per GAF details. Install custom-bent black metal perimeter flashing (~4" face), sealed and tied into the TPO edge. Confirm drains and scuppers are clear, clean up the site, and take completion photos. Requirements Proven experience installing heat-welded TPO (hot-air welder, seam probing, flashing details) Experience with tear-offs, ideally of tar-and-gravel or built-up roofs Able to bend or source custom sheet-metal flashing (or work with a fabricator) Own tools, welding equipment, and transportation to Carlsbad, NM General liability insurance and a W-9; New Mexico contractor license preferred Takes photos throughout the job and communicates clearly with our project manager Nice to have GAF certification or GAF EverGuard experience Your own dumpster or a way to haul off debris
