$130,000+ base salary, depending on experience, plus annual incentive and full benefits About the Company Our client is a Service-Disabled Veteran-Owned Small Business (SDVOSB) providing facility management solutions across the full facility lifecycle. The company supports both military and commercial environments and provides services including: Operations & Maintenance Facility Support Services Equipment Services Transition & Activation Energy Management Logistics The organization develops and implements solutions to facility-related challenges with an emphasis on safe, reliable, and effective facility operations throughout the facility lifecycle. Position Summary Our client is seeking an experienced Contract Maintenance Manager (CMM) to serve as the senior on-site manager responsible for the overall performance, administration, and execution of Operations & Maintenance (O&M) services supporting Northeast Air Force Medical Treatment Facilities. The CMM will be permanently based at McGuire AFB, New Jersey , and will provide overall contract leadership for operations at McGuire AFB, Dover AFB, and Hanscom AFB . This position provides management oversight to the Assistant Contract Maintenance Managers assigned to Dover and Hanscom and works closely with Government Facility Management, the Contracting Officer, Contracting Officer's Representative, DHA, USACE, corporate management, and subcontractors. The CMM is designated Key Personnel , must be an employee of the prime contractor, and may not be dual-hatted with another contract position. Key Responsibilities Serve as the contractor's senior operational representative and primary management authority for daily task-order performance. Manage O&M activities across the McGuire, Dover, and Hanscom Medical Treatment Facilities. Provide leadership and oversight to Assistant Contract Maintenance Managers and site maintenance personnel. Ensure adequate staffing, supervision, materials, subcontractors, tools, and other resources are available to meet contract requirements.
Oversee:
Preventive maintenance Corrective maintenance Emergency response Inspections Repairs Service orders General facility operations Monitor preventive-maintenance completion, work-order backlog, recurring deficiencies, staffing, response times, and overall contract performance. Ensure maintenance activities support uninterrupted healthcare operations and minimize impacts to clinical services. Coordinate planned outages, emergency repairs, infrastructure failures, and other activities affecting Medical Treatment Facility operations. Ensure compliance with applicable Joint Commission, NFPA, OSHA, EPA, UFC, DHA, EM 385-1-1, federal, state, and local requirements. Ensure facility and maintenance records are accurate, complete, and properly documented. Manage and verify subcontractor performance, qualifications, certifications, and licensing. Participate in Government meetings, inspections, Joint Commission activities, performance reviews, and corrective-action efforts. Identify recurring equipment failures and promote root-cause corrective actions and lifecycle-based maintenance solutions. Conduct periodic visits to Dover and Hanscom for operational oversight, meetings, inspections, and support. Minimum Qualifications Candidates must meet the following requirements: At least 3 years of experience in business-occupancy medical facility operations and maintenance. At least 5 years of experience servicing and/or renovating commercial buildings. Technical qualification in Healthcare Facilities Management . Experience supervising a diversified workforce responsible for the operation, maintenance, and repair of commercial building infrastructure systems. Working knowledge of Joint Commission, NFPA, EPA, OSHA, and other codes and standards applicable to healthcare facility Operations & Maintenance. Strong leadership, technical, organizational, and customer communication skills. Ability to read, write, speak, and understand English. Ability to obtain and maintain required DoD installation and system access. Ability to periodically travel between McGuire AFB, Dover AFB, and Hanscom AFB. Preferred Qualifications Preferred experience and credentials include: Certified Healthcare Facility Manager (CHFM), ASHE/AHA. 5+ years of healthcare facility management experience. Previous experience supporting DHA, DoD, USACE, VA, or other Federal healthcare O&M contracts . Experience managing geographically separated facilities. Experience with DMLSS, LogiCole, Maximo, or similar computerized maintenance management systems. Experience supporting Joint Commission Environment of Care and Life Safety requirements. Familiarity with EM 385-1-1, Activity Hazard Analyses, and Government safety programs.

Subcontractors Service orders Estimates Planned outages Emergency response Facility infrastructure projects Availability & Emergency Response This is an on-site leadership position with significant responsibility for facility operations.
The CMM must:
Be on-site at McGuire AFB during required normal facility duty hours . Be reachable by company cellular telephone 24/7/365 . Provide immediate management direction during facility emergencies. Ensure that either the CMM or a designated qualified alternate can respond to situations requiring an on-site presence within one hour after normal duty hours . Physical & Travel Requirements The position requires the ability to inspect active healthcare facilities and infrastructure, including: Mechanical and electrical spaces Utility areas Roofs Exterior areas Other active facility environments Candidates must be able to climb stairs, walk and stand for extended periods, and safely work around operating facility infrastructure. The permanent duty location is McGuire AFB, New Jersey , with periodic travel to Dover AFB, Delaware , and Hanscom AFB, Massachusetts , based on operational requirements. Ideal Candidate The successful candidate will combine: Healthcare facilities management experience Strong technical O&M knowledge Experience leading multidisciplinary facility-maintenance teams Strong Government customer communication skills Healthcare regulatory and compliance knowledge Ability to manage operations across geographically separated Medical Treatment Facilities Ability to provide decisive leadership during facility emergencies
