JOB OVERVIEW
We are seeking a highly experienced, hands-on Building Superintendent / Construction & Facilities Manager to oversee approximately 50 luxury residential units within a premier Miami Beach condominium building. This is a working superintendent position — . The successful candidate will be an experienced construction and building-maintenance professional who is equally comfortable working with tools, diagnosing problems, making repairs, supervising a crew, managing renovations, pulling permits, coordinating inspections, and responding directly to tenant needs. The Superintendent will build and lead a small, highly capable in-house team of approximately two to three maintenance/construction professionals, with significant input into selecting the individuals who will work under their direction. The objective is to create a responsive, self-sufficient team capable of handling routine maintenance, tenant service, repairs, renovations and remodeling projects while reducing unnecessary reliance on outside contractors. The successful candidate must enjoy developing people as much as solving problems, with the patience, temperament and leadership ability to mentor and train less-experienced team members while maintaining exceptionally high standards of workmanship. The ideal candidate takes pride in personally solving problems, teaching others how to solve them, and leading by example.
KEY RESPONSIBILITIES
Serve as the primary hands-on building and construction professional responsible for approximately 50 luxury residential units in Miami Beach. Work directly with tools on a daily basis, performing repairs, maintenance, troubleshooting, installation, demolition, construction and finish work as appropriate. Diagnose and repair problems involving HVAC, plumbing, electrical, appliances, fixtures, doors, hardware and other residential building systems. Recruit, recommend and help select a team of approximately two to three skilled maintenance/construction employees. Personally lead and supervise the team while also working alongside them in the field. Mentor, train and develop team members with varying levels of construction and maintenance experience. Teach proper work methods, tool use, troubleshooting techniques, safety practices, protection of work area, and quality standards. Delegate responsibilities according to each team member's abilities while providing the instruction and supervision necessary to expand their skills. Develop motivated employees into increasingly capable, versatile and self-sufficient maintenance and construction professionals. Establish high standards for workmanship, safety, cleanliness, professionalism and accountability throughout the team. Plan and execute residential remodeling and renovation projects, ranging from minor repairs and unit turnovers to substantial interior renovations. Coordinate demolition, framing, drywall, painting, flooring, cabinetry, tile, plumbing, electrical, finish carpentry and other construction trades. Determine when work can appropriately be completed by the in-house team and when licensed specialty contractors are required. Obtain proposals, coordinate contractors and supervise outside trades when specialized or licensed work is necessary. Understand applicable permitting requirements and prepare, coordinate and pull permits when required, including working with contractors, architects, engineers, the condominium association and governmental authorities. Coordinate required inspections and ensure permitted work is properly closed out. Respond promptly and professionally to tenant maintenance and service requests. Personally inspect reported problems and determine the appropriate solution rather than automatically referring work to an outside vendor. Conduct regular unit inspections and identify maintenance issues before they become emergencies or expensive repairs. Develop and maintain comprehensive preventative-maintenance programs. Maintain an organized inventory of tools, equipment, replacement parts, supplies and commonly required maintenance materials. Maintain company and personal tools and equipment in excellent working condition. Develop and maintain relationships with reliable Miami-Dade contractors, tradespeople, suppliers, vendors and service providers. Maintain familiarity with local suppliers and know where materials, replacement parts and emergency services can be sourced quickly. Ensure work areas, mechanical spaces, storage areas and project sites are maintained in a clean, safe and professional manner. Protect occupied residences, furnishings and personal property while performing maintenance and construction work. Maintain professional communication with tenants, property management, condominium management, vendors and ownership representatives. Perform all other duties as assigned based upon the operational needs of the property. 24-HOUR
EMERGENCY RESPONSE
The Superintendent will establish and manage a 24-hour rotating on-call schedule utilizing the in-house maintenance team. The Superintendent is responsible for ensuring that a qualified team member is available at all times to respond to urgent tenant or property issues, including water leaks, HVAC failures, plumbing problems, electrical issues and other emergencies. Although the Superintendent is not expected to personally be on call every night, they remain responsible for the effectiveness of the emergency-response program and must be available for escalation when circumstances require. A 24/7 ownership mindset is essential to this position.
T HIS IS A HANDS-ON POSITION
Candidates should clearly understand the nature of this position before applying. This is not a desk job, administrative facilities position or supervisory-only role. The Superintendent will be expected to carry and use tools, troubleshoot equipment, perform repairs, work alongside the maintenance team, inspect construction, enter mechanical and service areas, and personally participate in remodeling and maintenance projects. We are looking for someone who can lead a crew in the morning and work beside that crew in the afternoon. The successful candidate must be comfortable getting their hands dirty, solving problems personally and showing less-experienced employees how work should be performed. Candidates whose experience is primarily limited to managing vendors, preparing reports or supervising contractors without personally performing building maintenance and construction work will not be a good fit for this position.
REQUIRED EXPERIENCE & QUALIFICATIONS
Minimum 7+ years of progressively responsible experience in construction, building maintenance, facilities operations, superintendent work or a related field. Significant hands-on construction and remodeling experience. Strong working knowledge across multiple construction disciplines, including: HVAC Plumbing Electrical Framing and drywall Painting and finishes Flooring and tile Cabinetry and millwork Doors and hardware Waterproofing and moisture-related issues General residential construction Ability to read and understand construction drawings, plans and specifications. Demonstrated knowledge of South Florida construction practices, permitting requirements and inspection procedures. Familiarity with City of Miami Beach and Miami-Dade County permitting, inspection and construction procedures. Experience working with condominium associations and understanding the additional approvals and coordination required when performing construction within occupied luxury condominium buildings. Established familiarity with Miami Beach, Miami-Dade County and the surrounding area, including local contractors, vendors, suppliers and specialty trades. Experience coordinating licensed contractors, architects, engineers and specialty trades. Experience supervising and developing maintenance or construction personnel. Demonstrated ability to mentor, train and develop less-experienced employees. Must possess the patience and temperament necessary to teach employees with varying skill levels while maintaining high expectations for quality and accountability. Must be a hands-on leader and teacher who is willing to demonstrate how work should be performed rather than simply directing others. Ability to estimate labor, materials and project requirements. Strong troubleshooting and diagnostic skills. Must possess an appropriate complement of professional hand and power tools suitable for everyday maintenance, troubleshooting and construction work. The company will provide larger, specialized or property-specific tools and equipment as required. Valid driver's license and reliable transportation. Must be fully bilingual in English and Spanish, with the ability to communicate professionally in both languages. Professional appearance and demeanor appropriate for working inside luxury residences. Strong communication and interpersonal skills. Must be legally authorized to work in the United States prior to employment.
LOCAL CANDIDATE REQUIREMENT
This position is open to local South Florida candidates only. Relocation assistance is not available. Candidates must currently reside within reasonable commuting and emergency-response distance of Miami Beach. We are specifically seeking an individual who already knows the area and understands how to get things accomplished locally. Candidates should have demonstrated familiarity with Miami Beach and Miami-Dade County, including local construction practices, permitting and inspection procedures, condominium operations, contractors, tradespeople, suppliers, vendors and service providers. The successful candidate should understand the particular challenges associated with maintaining and renovating luxury South Florida condominium residences, including water intrusion, moisture and humidity, Chilled Water HVAC demands, hurricane preparation and recovery, high-rise construction logistics, condominium restrictions and working within occupied residential environments. An established local network of reliable trades, vendors and suppliers is highly desirable. We are looking for someone who brings an existing knowledge of the local market and local resources to the position rather than someone who will need to develop those relationships after relocating.
WORK ENVIRONMENT & SCHEDULE
This is a full-time, on-site position in Miami Beach. The normal work schedule will generally be Monday through Friday; however, flexibility is essential. Principal in residence, Building emergencies, active construction projects, tenant needs and operational requirements may require early mornings, evenings, weekends or holidays. The successful candidate understands that luxury residential property operations do not always conform to normal business hours.
