Job Summary American Leisure Properties is seeking a motivated, hands-on General Manager to lead operations at Happy Landings Marina in Key West, Florida. Happy Landings is a boutique waterfront marina with 68 boat lifts and 7 wet slips. This is not a desk-only management role. The General Manager will own the day-to-day performance of the marina, build strong relationships with slip and lift customers, drive occupancy and revenue, oversee vendors and maintenance, and personally handle the practical issues that arise in a working marina. The ideal candidate combines strong sales and leasing instincts with operational discipline, sound judgment, and the ability to roll up their sleeves when needed. The General Manager will supervise and develop at least one direct-report employee. Strong leadership experience, accountability, and the ability to build an effective on-site team will be prioritized.

Responsibilities:

Marina Operations Oversee all daily marina operations, ensuring the property is safe, clean, well maintained, and professionally presented. Manage the 68 boat lifts and 7 wet slips, including assignments, availability, move-ins, move-outs, customer access, and operational coordination. Conduct regular inspections of docks, lifts, pilings, walkways, electrical, plumbing, lighting, security systems, landscaping, and waterfront infrastructure. Coordinate repairs, preventive maintenance, capital projects, and emergency response with qualified vendors and contractors. Perform or coordinate minor repairs and practical maintenance tasks when appropriate; identify issues early and follow them through to resolution. Maintain organized records for maintenance, inspections, customer agreements, incidents, vendor work, utilities, and property operations. Ensure the marina remains clean, orderly, secure, and ready to show to prospective customers at all times. Sales, Leasing & Customer Service Lead leasing and sales efforts for boat lifts and wet slips, including responding promptly to inquiries, conducting tours, preparing agreements, and closing new business. Maintain high occupancy through proactive lead follow-up, relationship-based selling, referrals, renewals, and customer retention. Build lasting relationships with boat owners, captains, brokers, local marine businesses, and the Key West boating community. Manage customer communications professionally, resolve concerns promptly, and enforce marina policies consistently and fairly. Track current availability, prospects, leases/licenses, expirations, rate changes, renewals, and receivables. Identify appropriate opportunities to improve pricing, occupancy, ancillary revenue, customer experience, and the overall value of the marina. Financial & Administrative Management Assist with preparation and management of the annual operating budget. Monitor revenue, occupancy, accounts receivable, operating expenses, vendor costs, and maintenance spending. Review invoices, manage vendor relationships, and help ensure work is completed to expected quality and cost standards. Prepare regular reporting on occupancy, leasing activity, collections, maintenance priorities, customer issues, and financial performance. Use property-management, accounting, CRM, and Microsoft Office tools accurately and consistently. Compliance & Safety Maintain compliance with applicable local, state, federal, environmental, waterfront, and safety requirements. Support proper documentation and operational practices related to marina rules, insurance, vendor requirements, and emergency planning. Maintain and implement practical storm-preparedness and hurricane-response procedures. Promote a safety-first culture for customers, vendors, employees, and visitors. Qualifications 3+ years of relevant management experience, preferably in marina operations, boating, hospitality, property management, marine services, storage, or another customer-facing operational business. Demonstrated ability to sell, lease, retain customers, and manage a sales pipeline. Strong practical aptitude and willingness to be hands-on with facility needs, troubleshooting, inspections, vendor oversight, and minor maintenance. Knowledge of boating, docks, lifts, marina systems, or waterfront operations is strongly preferred. Strong leadership, communication, organization, problem-solving, and customer-service skills. Financial competence, including budgeting, collections, expense management, invoice review, and basic operating-report analysis. Comfortable working independently, making sound decisions, and taking ownership of results. Proficiency with Microsoft Office and comfort learning property-management, accounting, and CRM software. Ability to work on-site in Key West and respond to operational needs outside standard hours when necessary, including weekends, holidays, severe-weather preparation, and emergencies. Valid driver's license and reliable transportation required. What Success Looks Like The marina is clean, secure, well maintained, and professionally run. Boat lifts and wet slips are actively marketed, highly occupied, and supported by a strong leasing pipeline. Customers receive quick, capable service and remain long-term clients. Maintenance issues are identified early, prioritized correctly, and closed out reliably. Revenue, collections, expenses, vendor work, and property records are well controlled. The General Manager is a visible, dependable steward of the marina and a strong representative of American Leisure Properties in Key West. Compensation & Benefits Starting salary of $85,000 annually, with compensation commensurate with experience and qualifications. Health, dental, vision, and paid-time-off benefits.
