Property Operations Analyst GSJ Property Management | On-site About the Role GSJ Property Management is hiring a Property Operations Analyst to own the day-to-day operations and leasing performance of a ~120-unit portfolio in partnership with a third party client. This is a high-visibility seat with direct exposure to leadership and a real opportunity to shape how the company runs. This is a fast-paced, hands-on role suited for someone who's energized by variety, comfortable wearing multiple hats, and motivated to build processes rather than just follow them. What You'll Do Leasing & Resident Relations
- Drive leasing activity across the portfolio: respond to inquiries, conduct tours, and convert prospects to leases
- Manage the full leasing cycle including applications, screening, lease execution, and move-ins
- Own lease renewal strategy and execution to maximize retention and minimize vacancy loss
- Maintain accurate, up-to-date unit availability and pricing across listing platforms
- Serve as a point of contact for resident inquiries and escalations, coordinating resolution with vendors or ownership as needed Property Management & Day-to-Day Operations
- Oversee day-to-day property operations across the portfolio, ensuring units and common areas are well-maintained and lease-ready
- Manage vendor relationships, contracts, and performance, including maintenance, landscaping, and other service providers
- Coordinate make-ready and turnover timelines between move-outs and move-ins
- Monitor and report on capital expenditure (capex) projects, budgets, and timelines
- Build and maintain variance reports and KPI dashboards covering occupancy, delinquency, renewals, and operating performance
- Lead software rollouts and systems implementation across property operations (PMS, leasing, and maintenance platforms)
- Support marketing efforts including listing content, signage, and local leasing promotions Investment & Acquisition Support
- Assist with on-site due diligence for prospective acquisitions
- Build and maintain Excel-based financial models
- Support acquisition underwriting analysis
- Help onboard newly acquired properties into operating systems and processes, including leasing setup and initial property stabilization What We're Looking For
- Someone with an undergraduate degree in real estate, finance, accounting, business, or economics.
- Experience in property management and/or leasing, with a solid understanding of the leasing cycle and resident-facing operations
- Strong Excel skills, including financial modeling and analysis
- Real estate investment or underwriting experience a plus
- Highly organized, with strong attention to detail across multiple concurrent workstreams
- Comfortable working independently in a remote, fast-moving environment
- Willing and able to travel weekly/biweekly
- Entrepreneurial mindset — excited to build processes and systems as the company's first hire in this role Compensation & Logistics
- $50,000
- 60,000 base salary, commensurate with experience
- Performance-based bonus structure
- On-site in Bridgeport, PA, with eventual travel required to property locations in
