The Director of Plant Operations is responsible for planning, organizing, developing, and directing the general operating maintenance, repair and housekeeping of the Community and its physical plant.

RESPONSIBILITIES

Supports the mission, core values and goals of the organization, upholding and promoting company culture and vision. Creates an environment of accountability through leadership and management practices utilizing the Entrepreneurial Operating System (EOS). Completes all hours of state mandated continuing education each year. Promotes and displays a spirit of teamwork in performance of daily duties through cooperative interactions with co-workers and other departments. Supports a positive and professional image through actions and dress. Promotes the property in a positive manner and effectively communicates the organization's values to residents, visitors, co-workers, and the community. Hires, evaluates, coordinates, motivates, monitors performance, schedules, and supervises department staff in accordance with company policy and state law. Participates in property surveys (inspections) made by authorized government agencies. Maintains positive communications with local fire marshal, building inspector, state elevator inspector, and any other jurisdiction governing the property. Schedules and oversees quarterly fire drills and semi-annual disaster drills. Supervises safety and fire protection and prevention programs by inspecting work areas and equipment regularly. Acts as safety coordinator and attends meeting of Quality Assurance/Safety/Infection Control Committee. Manages community capital expenditure projects by working closely with vendors to create a project plan with clear milestones and timelines. Enforces quality standards, conducts quality assurance checks, and addresses deviations promptly. Manages the vendor relationship to ensure the project is done timely and according to industry standards and relevant laws and regulations. Communicates capital expenditure project updates to Executive Director and Support Center as needed. At conclusion of the capital expenditure project, conducts final review of the project and develops a plan for maintenance and upkeep. Ensures compliance with policies and procedures to identify appropriate safety precautions and equipment to use when performing tasks that could result in bodily injury. Responsible for implementation of all OSHA policies.

Maintains scheduled maintenance on:

H.V.A.C., elevator, fire equipment, sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull-cord equipment. Maintains the preventative binder reflecting completed work. Maintains a current list of emergency vendors and their telephone numbers so that other facility personnel can coordinate repairs when the Director of Plant Operations is not on-site. Coordinates repair of walls, floor coverings, doors, and woodwork in the common areas of the Property. Prepares annual budget request for needed supplies, equipment, and personnel requirements. Ensures monthly purchases and staffing patterns are in accordance with the approved budget. Demonstrates mechanical ability and/or capability of self-teaching to work on equipment such as washer/extractors and dryers; refrigeration and heating units; ice machines; minor plumbing; minor electrical difficulties such as replacement of wall switches, receptacles, loose wiring, and resident call devices; carpentry and painting. Arranges for coverage of job duties within the department during employee absences either through delegation or personal completion of duties. Ensure rooms are prepared for move in. Resident liaison for facility issues. Displays tact and friendliness when dealing with residents, families, and visitors. Maintains a safe and secure environment for all staff, residents, and guests, following established safety standards. Performs other duties consistent with the position as assigned.

Requirements:

QUALIFICATIONS

Education:

Must have a high school diploma or equivalent. Five (5) years of maintenance experience. Two (2) years of supervisory experience. Knowledge of senior housing and state regulations. Valid and applicable state drivers' license and no major driving violations for the past three years. Must have a strong understanding of the English language, sufficient to speak, read and write.
